A house without a garage
Has anyone ever purchased a house without a garage? If so, what do you use as an alternative for storage? Thoughts on resale on the house without a garage??

Re: A house without a garage
I know a couple who purchased a home with no garage and they have a storage shed in their backyard. Personally, DH and I weren't interested in seeing houses without a garage. I'm surprised how many houses didn't have a garage and then some without a garage and a basement!!

Re: A house without a garage
We don't have a garage...just a small shed. We have tons of storage space in our house, so it wasn't a problem. I find that I don't miss it.
If we had a garage, we wouldn't have as much space to expand our house, which we plan to do in the future, so I'm happy without it in our situation.

Re: A house without a garage
I think you should be okay as long as you have a basement. We live in Levittown so no basement...we just store everything in the garage. I think for storage its good to have one or the other at least!

Re: A house without a garage
i suppose it would depend on the other storage areas available in the house. i like garages because you don't need to go out in the rain/snow/cold to get to your car more than i like the storage aspect.

Re: A house without a garage
We have no garage, but I have a shed for outdoor tools, like the lawnmower, weed wacker, etc. We have a full basement, so there's plenty of storage space.
I would love to have a garage, though.....
ETA: There are a lot of houses in my neighborhood without garages.

Re: A house without a garage
My MIL's house doesn't have a garage and she only has a crawl space for storage. When we bought our house 2 must haves were a basement and a garage. We don't use the garage for much storage. I park in it. Is there an attic for storage?

Re: A house without a garage
i dont have a garage or a basement...and im living just fine.
i think you make due with what you have.
it's like living in a 1 bedroom apartment vs. a house. ive lived in both comfortably and only had what i needed.

Re: A house without a garage
First house didn't have a garage,
when shopping for the second house we had it on our list as a must. We actually wanted to park in it.......
I had a largeish shed that I stored outdoor stuff 8x12
I had a basement that I kept some things in as well.
it depends what you're used to, but for me, a garage and a basement and an attic are musts. each have their place and function

Re: A house without a garage
It depends on what is important to you. We would not look at house without a garage. But that is because DH has motorcycles and does lots of work on them so it was a must!

Re: A house without a garage
We bought a house without a garage
We have plenty of storage. Full basement and closets everywhere.
We have a shed for lawn stuff and car washing supplies... The thing I miss most about my garage is easily getting our bikes out for a ride. Other then that, it's fine.
We will eventually add a garage or large storage shed bc DH wants one. Im fine without it

Re: A house without a garage
My house doesn't have a garage. We have a big basement (we hang our bikes there and Rob keeps a lot of tools in the bonus basement room), a lot of closets, a crawlspace/attic upstairs and Rob built a shed in the back. We've had zero problems with storage.

Re: A house without a garage
Our last house didn't have a garage, we had a storage shed in the backyard. I grew to really dislike not having a garage and it was on my "must have" list for the next house.
I do think it hurt us when trying to sell...not that we ultimately sold for less than expected, it's just a big population of people (those who require a garage) just didn't come.

Re: A house without a garage
Obviously everyone has their personal preferences. If you want/need to park your car in a garage, then there's no substitute for a garage! But if it's a storage issue, perhaps a shed would be a fine substitute for outdoor storage space (esp. if you have an attic and/or basement for other types of storage). It depends on how much stuff you have and/or intend to get. Personally, I have a 2 car attached garage and I am very glad I do!
From a resale standpoint, a garage always adds value, and I do have many customers who insist on having a garage for a variety of reasons (e.g., they have a valuable car, they work on cars/motorcycles, they want the storage, they want to be able to drive into the garage and enter the house from there]. Most of my buyers who need or want a garage prefer an attached garage over a detached one because it doesn't take up yard space and there is direct access to the house, which is convenient in cold/rainy weather, with small kids, etc.
A house with a garage will be worth a bit more than an identical house without one -- it's an added feature/benefit to the buyer. From an appraiser's standpoint, a house with a 2 car garage is worth more than a house with a 1 car garage, which is worth more than a house with no garage.

Re: A house without a garage
Our first house didnt have a garage. We had a shed in the backyard for all the outside things and any other stuff was stored in the basement. When we were looking to move, having a garage was an absolute must on our list. Luckily our house now has a 2 car garage, full basement and attic so we have plenty of storage space now.

Re: A house without a garage
We don't have a garage. It was converted into a den before we bought the house. We do have a full basement and a big shed in the back where hubby stores all his stuff. We don't mind it. I look at it as less of a place to store junk. Lol

Re: A house without a garage
Our first home we did not have a garage, just a carport and 2 sheds. That setup did not work well for us being DH has a few cars (aka his toys) Now we have a 2 1/2 car garage in our current home and still doesn't seem like enough garage for us

Re: A house without a garage
We have a garage, but do not use it for storage... yes we do have a few things in there but a majority of our stuff is in the basement and this summer we are looking into a Shed b/c even though DS is only 4 months old, i am sure Big Wheels and other fun things will be taking over my house
Personally, DH and I did not look at any houses w/o a garage, that was a big thing for me

Re: A house without a garage
Our house doesn’t have a garage. We really wanted one but it was just a compromise we made when purchasing it. The home had everything else on our wish list. Our house have a full basement and a huge attic we use for storage. As for yard and outdoor stuff, the house came with a decent size shed in the back yard.

We would never consider a house without both a garage and basement.
Same here. I had a shed growing up and between lawn mower, rakes, brooms, tools, bicycles it was way too crowded in there.

I grew up in a house without a garage and never missed it. We had a shed in the back yard, a basement and an attic.
I bought a house with a garage- but we are currently converting it into our den. We bought a nice shed for the back yard and we have a basement and an attic

Re: A house without a garage
We don't have a garage or a basement
For outdoor storage we had a 8 x 16 shed installed with a concrete base that extends out in front a bit. DH wanted the extra concrete incase he had a man project to work on lol. DH has a work bench in there and we have shelving all around the back half which allows for plenty of storage.
In our experience garages were always just junk clutter spots. We rely on our attic for storage and also just purge a lot of stuff we aren't using.
