House without a garage?
I currently have a 1 car garage. I've recently had family move in with me and would like to add a room over the garage to make more space. I'm not going to raise the roof at all, since I can still have a 7.5-8 ft ceiling in there without raising the roof. If I do this, the ceiling in the garage will only be about 5 feet high so def. too small for a car. Then my sister suggested that we make a little playroom underneath where the new room will be, which I think I'd like to do. The problem is that this will leave me with virtually no garage, other than about a 6 foot section in the front. I have a 10x10 shed for storing things, and can get another if necessary.
My question is whether or not a potential buyer would be deterred by not really having a garage. I have a friend who recently renovated a house and chose to rebuild it with no garage, so she could have a formal dining room. So I'm just wondering how important a garage actually is to buyers.
ETA: when my family moves out, I will make the new room over the garage into a formal dining room since I recently got rid of mine, and made a great big EIK instead.

We need an extra room ourself and decided on an extention. It's more expensive BUT we don't have a basement and we believe it would hurt us to not have a garage if we sell the house. We do have a shed in the backyard but I think it will turn off buyers if they don't have either a basement or garage for storage.

i can't speak for other buyers, but, if you have indoor storage elsewhere... basement, attic, closets, it would be okay. i don't think people use garages for the purpose of cars anymore, for goodness sake. Mostly, i see people using it for storage (all my neighbors, anyway). mine has been converted.. before i moved in.

for me I need a garage. I have a classic car and I do car detailing. Plus the extra storage is really nice to have, especially in levittown where we do not have basements. Scott

A garage was a necessity when we were looking for a house. DH insists his car needs to be in the garage...and like Scott said, the storage is a necessity where we live as well.

Do you have a basement or attic? We are looking at houses now, and we need one of the 3 for storage, be it attic, basement, or garage. If you don't have an attic or basement, I think it would deter buyers.

I would consider a house without a garage, but I would not consider a house with unusable space like that.

I would consider a house without a garage, but I would not consider a house with unusable space like that.
That's exactly what I was thinking. I doubt you could get a CO for a room with a 5" ceiling and if anything should happen that you needed to get emergency personnel in there it would be hard for them to work. Even for family memebers to help a child that had been hurt - you'd be crawling in there if you were over 5'5".
We bought a house without a garge - it had been converted to a family room. We wish we had the garage and may convert it back, but at least it's an option.
Could you convert the garage into a 2-story loft option? Perhaps slightly shorter sleeping loft above a sitting area below?

My issue isn't the garage so much as it would be having a room that only has a 5' ceiling. I get anxiety just thinking about it. I'm kind of flexible about houses without garages (though i'm dead set on having a basement), but if i walked into a house that had a room w/ a 5' celing, i would walk right out.

we don't have a garage, I think most people would prefer a garage but its not always a deal breaker. The space with the really low ceiling might be though.

For us, we need a garage. We use it for one of our cars and to store our bikes and such. We do have a basement and we just purchased a tool shed to store things that don't fit in the garage.
For us, it was a deal breaker if someone had converted their garage, or had none at all.

It's a dealbreaker for us. DH must have a garage for his baby (his car)...we actually prefer a 2 car garage, but 1 car is acceptable. No garage, we wouldn't even look at the house no matter how perfect it was.

mind if I ask why? why wouldn't you park a car in the garage if you had one and the room for it?
i have a 2 car garage and don't park my car inside either. i use it for storage. if there is going to be a good amount of snow i will but only because it is easier for the snow plowers to plow and saves me the hassle of cleaning off the car.
to answer the OP's question, no i would not buy a house w/o a garage. i also would not buy a house with a 5' "storage" room. then again, i am very picky so you can't really judge by my opinion.

My house was a 1 bedroom cottage with a detached garage when it was built, like many houses in my neighborhood. The garage was made part of the house over time and now it's a 2 bedroom/2 bath house. To me, that was a smart move to increase the size of the house. Not to mention, I still have property on the driveway side which a garage could easily be built on.
Garage was not a deal breaker for us although we are the type of people who would have actually put the car in there. We have a shed and a basement and an attic for storage - more than enough for 2 people.
However, I don't understand why you would only be able to have a 5 foot ceiling by adding a room above? Why can't it be normal height? I agree with others who said that would deter me - it's a little strange and limits the possibilities of the room.
Are you sure that the garage can handle the load of another story on top of it? You may want to get that checked out first and talk to a contractor who can give you options.

when we started looking, DH said he had to have a garage. when we found our house, the 2 car garage was already converted into a den. We LOVE it!!! it's very unique, and so much room. We do have an attic and basement, and 2 sheds outside. Worst case the next owners can change it back...just leave the outside door there. thats what ours looks like.

ITA. The lack of a garage will turn off some people, but anything will turn off SOME people to ANY house, so I wouldn't worry about no garage for resale. I WOULD be worried about that 5' room, though. I seriously doubt you'd be able to sell the house with a room like that. It's not up to any building code. Plus, like a PP mentioned, if there was a fire or other emergency, it would make it difficult for people to get in there.
If at all possible, I would just convert the whole thing to a room, or at least part of it, but the part that isn't converted (and remains a storage area) should maintain the normal height ceilings.
