I think the poor (and I use that term uncomfortably, since I don't want to stereotype or offend) will eventually not be able to afford the home prices on long island. And they wont be able to afford to move off of long island either. But they will have to stay somewhere. I think more will start to rent homes and apartments, rather than buy. We will also start to see multiple families living in one house.
While the educated middle class might be moving off long island, I think that the poorer classes can't afford to go anywhere.
Unfortunately, I don't think it's possible for the bad neighborhoods to become good neighborhoods and do away with the bad ones all together.

I also think a nice area can turn ugly faster than a bad area can turn nice...
my grandmothers grew up in the South Bronx, the other Jamaica. They wouldnt live there now!
I dont even think I have an example of bad areas turning nice!

I remember yrs ago there was a lot of talk about 1 town in Suffolk that they were cleaning up (drug dealers, crack houses etc)
I don't know if those elements are all gone now, but I still wouldn't want to live in this area (I will FM it to you)

not recently- but Baldwin Harbor- according to a very wealthy woman who used to live in my building - b/c she has to move from Baldwin- apparently there was a law suit over the schools or real estate agents not showing houses- and the neighborhood changed
now last night I had to drop something off in freeport- and I turned from sunrise by the BMW dealership- and went south crossing merrick rd- I could not believe the houses- or should I say MANSIONS- all old school beutiful homes- when I went to leave I turned on merrick road instead- holy cow- it was like being in a bad part of the bronx
I hope no one takes offense to this- this is merely what I observed

certain areas have been cleaned up a bit, for instead ridge & wyndanch. I personally wouldn't want wyndanch, but the schools have gotten stronger & the neighbor patrols are more frequent. A friend of mine works there and notices the differences in just 2 years

honestly, if that does happen, it's a looooooooooong way off. IMO it takes a lot longer to rebuild a bad area than for a good one to turn bad.

I am going to have to say i disagree...
There are plenty of areas that are in fact quickly turning over...
Areas that were considered "undesireable" that now all you see is young couples moving in and renovating their houses...by which is definitely having an impact on the area
I really hope you're right!
If only I could see into the future to see it actually happening though!
(it woudl certainly make house hunting a whole lot easier!)

i am just not seeing any areas that were once known as "good" turn bad..
if anything again...i see the less desireable areas turning around for the better...
that is pretty much undeniable

i have never heard of brentwood being a "good" area
AND just recently i read an article saying that Elmont IN FACT was nassaus biggest HOTSPOT for real estate...
so i think that elmont will be flipping in the good direction eventually

I had also heard not-so-good things about the Baldwin area..but I heard some parts are better than others..

But where are you getting your info on HS? According to MLSLI it has a median income of $85k with houses at $451k...violent crime risk of 2.0, property crome risk of 3.0
The county median income is $68k with national at $42k...county violent crime risk at 2.0 with national at 3.0 and county property crime risk at 3.7 with national at 3.2
Property crime risk in Huntington is 4.0 - higher than HS...

Yeah I didn't know that about Elmont, that's interesting. My DH's family lived there until his grandma was mugged in a shopping center, but that was in ihe 80's.
