Nassau or Suffolk and why
Ok so the stupid people we are trying to buy from have been stringing us along for more then 2 months now, and I think we are going to give up. Now that we are thinking of doing this we are thinking maybe we would consider Nassau County instead of just Suffolk.
So if you were in our situation and could live in either county, where would you pick and why? I need some new ideas of towns to look at
School districts are a consideration as we plan to have kids in the future and would rather not do private school but would if we had to
DH works in nassau and my drive to work would be easy because the traffic goes west and I would need to go east.

we wanted suffolk and kinda ended up with the best of both worlds. I grew up in Suffolk....got DH to move to Suffolk and now he loves it.....hates the traffic...more as you move west and not just on work days. When we were looking at houses the taxes were lower in the towns we were looking at in Suffolk than the ones we were considering in Nassau.
We ended up in Farmingdale....but on the East side so we are still in Suffolk and the Town of Babylon.

haha I wish! we had accepted offer oct 1 we did home inspection 21 days later because they kept canceling (always canceled bc it was raining, turned out there was a reason why, but they fixed it) we signed our contracts and sent over dp check nov 21 and they still haven't sent them back signed. everyday since oct 1 has been a headache with this people. they always delay everything for some reason, its always a new excuse. we are getting really fed up, as of today we have 36 days to obtain a mortgage IF we were to close on the contract closing date (not including the 30 day grace period) they are dragging their feet now because they want to wait for the paper CO to come in the mail from the town, even though the town has confirmed they issued the CO (which originally they said and agreeded to go to contract without this) I just can't take it anymore. they changed the date to close 3 times and they just play games. They have made us take out EVERYTHING they were giving us with this house, and told us their verbal is good enough. since we really love the house we have allowed it. but it kinda stinks because I know they are not going to follow through with their "verbal" promises. I'm tired of hearing they are old, because honestly, they aren't that old! the guy gets on the train and goes to NYC everyday and works a manual labor job outdoors!! we told our REA today is the last day we will wait for contracts signed. If not by the end of day, send our check back.

If proximity to the city wasnt a priority for us, it would have been Suffolk for us.

They are def stringing you along....I m sorry. I would move on....after all that. And yes, their verbals mean nothing I am sure. I say you put a scare into them if there is anyway you can. They need you more than you need them, kwim?

we have threatened to walk away for awhile but they could care less. they are moving south and I think they don't care when they go. so I have to let it go. If its meant to be it will come back, right I was upset the other day coming to terms with it, and having to do this ALL over again for the 7th time, but I guess its just not meant to be

I live in Massapequa park and love it, I have only lived in the Island for 3 years, but wouldn't wanty to live any father East because my Family is already an hour and a half away

you are more patient than me.....I would have walked along time ago. I am also a believer that if they do let you walk then this wasn't the house for you and the right one is out there.....GL.

i would definitely move to suffolk if i worked there. FH works in NYC and I work in Garden City so the commute would be too much of a pain, but IMO you get A LOT more for your money and lower taxes. FH's uncle lives in Hauppauge, loves it, and pays like, under 6k in taxes for acres of property.

We are in Nassau and love it.
Why?
We are in Hicksville only 1.5 miles from the train station. DH works in the City.
We have a Levitt house and it's smaller. But we have a "big" backyard for our area. 90x110.
DH thought that maybe we should be considering Suffolk. I said no.
His train buddy lives in Ronkokoma. Add 37 minutes commute to the train each way. That's an extra hour. The house will probably be not as convenient to the train station as we are now. So let's add another 30 minutes total (let's say the house is 15 minutes farther away than our house... not that uncommon!).
So the additional commute for DH each day for us to move to Ronkokoma would be 1.5 hour per day.
NOT worth it to us! I prefer DH to spend that 1.5 hour with DS and me.
I will settle for my smaller house. How big of house do I really need really? We have a 4 bedroom house. The room are small but we are only 3 people. I am learning to declutter and not be a pack rack.
I love the convenience of being closer to the City. I would even live closer if our budget allowed it.

I grew up in Nassau...now live in Suffolk...i love the more "country" feel to Suffolk...bigger lots, less traffic...my brother lives in Huntington, which is a nice Suffolk area, that's still not too far from the city for his commute...good luck with finding something you love!

Nassau because we both commute to the city. If the commute was not an issue, it would have been Northport or Sayville becasue I love both of those towns.

Uggh sorry to hear you are going through this!
As you know, I live in Suffolk - we chose to stay near friends and family (and conveniently my job). My husband works in Queens though so Nassau would have been better for him, but we felt we could afford more house in the areas we liked in Suffolk than in Nassau.

Nassau. We both work in the city and there was NO way I'd live in Suffolk and have a long commute.
I grew up in Huntington and HATED commuting from there. We bought in Bellmore. I'm 20 mins from my mom, hes 30 mins from his fam so it was a nice compromise...
Wish my taxes were lower, but oh well.

Nassau. I commute to the city so I wasn't willing to move farther east. DH also works in Garden City, so moving to Suffolk wasn't really an option.
I love where we live and we're literally minutes from our families.

I have to say we dont mind the commute out in Suffolk. I grew up in Northport and took the train from Huntington cause you can get express during peak.
We are in Lindenhurst now and commute and its an hour during peak. My train makes 4 stops in the am.
We bought in Farmingdale and train is 50 mins or so.
We looked all along the babylon line but once you get out towards seaford massapequa area its just another 10 mins out to Lindenhurst and you can get express to babylon in less than an hour.

I like the location of Nassau, in terms of the city and commuting, but also getting off the Island when traveling anywhere!

I think you get a lot more for the money in Suffolk. We were originally looking in Nassau when DH worked in Westchester but he ended up getting a new job and we ended up in Suffolk.
Let me know if you need some recommendations of places to look

Suffolk. But that's mainly because both of our jobs are out here. If we worked in the city, I'd rather be in nassau. I like suffolk better, more space between houses, more property...you just get much more for your money. Its a heck of a lot cheaper to get a much bigger house as well!!!

Personally, I would love to live in suffolk; back where i grew up in the commack; east northport, dix hills area because it is home to me and my parents and siblings are still there
however, dh and i are buying in nassau because we both work in queens and the commute is a lot easier

These are all the reasons we moved out to Suffolk from Nassau and my DH works in the city. I wish my DH worked on the island--there are days the commute really su*ks for him But most of our neighbors and friends work in the city too so it's pretty common here.

We bought in a town right along the boarder in Suffolk so we get the best of both worlds- better home prices with more land but same commute to NYC.
