Are houses selling?
I thought that once spring came that houses would be going faster but it seems that since the credit expired things have slowed down. Is this the case? Do you think it will start picking up?

In some areas houses are selling. In my neighborhood alone since the beginning of the year four homes were put on the market and all of them sold.

Depends on the houses. Two houses around the corner from me went to contract within 2 weeks of listing (in May). Another one has been sitting for months.
Seems like houses that are updated and in good condition are going fast. Fixer-uppers are sitting.

I think things have slowed down since the tax credit ended, but had accepted offers within a month of being on the market-- but we dragged our heels with people to buy us time. We had offers from our first weekend on the market.
If your place is nice, in a desirable area and is priced right-- it will sell.

Even as Real Estate Agents we do not have a crystal ball. What we do know is what you are reading.
1. Price it compelling
2. Updated sells faster
3.De-clutter and stage the entire house
4. Curb Appeal sells
5. Find a good Realtor you trust and market the heck out of it.
6. Location, Location, location always
If you can not do the above, then its a fire sale and the correct price will sell anything.

By me, the houses in amazing condition are selling VERY quickly for a high price. One was gone in a matter of days. The smaller ones in less desirable areas are lingering.

nothing in my neighborhood is selling really - I go for walks and I see the same houses that have been up for sale since we moved here 3 years ago They are very expensive homes though...

Plainview/Old Bethpage still seems to be selling, and selling well.
Houses that I thought were overpriced are now off the market and in contract.

I guess the key is to be priced right, but then aagain pricing it right is probably the hardest thing to predict.

We accepted an offer on our house less than a week of being on the market.
The house that we are buying has been for sale for a year now. It was way overpriced to start and we are buying it for $250K+ below the original asking price.

Selling like hotcakes in high demand areas, if the house is priced right. By me, they are going when priced right, with some in high demand too, moving quickly.

Our area is selling quickly if priced right. Our next door neighbor (who sold FBSO) got a full cash offer, within days of listing.

My mom is in the same town as you, just on the other side and they are getting nervous. The house has only been on the market for 5 weeks I think.
I wish I had a crystal ball for this.

What are the high demand areas?
I don't think my area is high demand, but I certainly wouldn't think it was low, at least I hope it isn't. I am in Bohemia.

you're right, its not down as much- but according to MLS- for May Nassau is down .2- not much and Suffolk was down 4.1%

Nassau County on average has been pretty much stagnent for the past year. I remember everyone was saying last year we will see HUGE DROPS in housing prices. I said no way at the time.
When I say that you won't see a 33% dip in Long Island, I more or less mean Nassau County. Suffolk is more prone to have larger dips I think.
It's amazing how much Queens has taken a beating. Oh if I only had an extra 200k lying around, i'd put that down to buy an investment house in Queens.

we are watching this area have been for the past year, and there are several homes we are interested in and have been watching the prices drop. there is one for example dropped several times from 515 to 430's. we are going to wait till end of summer to see what we can find. I would be so happy to get something for 400K!!!
we shall see what happens the next few months now that the tax credit is gone. I personally think LI will be dropping a lot more. Since 2008 ppl have been telling us buy buy buy things are going up. glad I did not listen

Which one are you looking at that dropped from 515 to 430? I am curious and would like to look at it.

When we moved back to Long Island June 2008 we were *this* close to buying a house, except the engineer report came back crummy... That was when the market was just starting to slow down and most of the inventory in the price range we were looking in ($325-350) was garbage.
This time around we looked at about 25 houses in the $290-330 range and what we saw was leaps and bounds better than what we saw in 2008.
Most of the redone houses had bids on them super quick- and those houses (in W. Babylon & Lindenhurst) all were asking about $329k with 3 bedrooms & 2 full baths.
We just had our offered accepted on a split ranch with 3 bedrooms, 2 full baths, 2 downstairs rooms dining room, and a "bonus" office room for $300k.. she had her house on the market since last July and it was listed at $347...
so I guess the story is- if priced right it will sell... if not, then it won't.

on MLS the asking price is 434 now I think it's the only one that is 434K
