In a colonial with kitchen on 1st floor and bedrooms on 2nd floor, would you want the washer & dryer:

I voted on the first floor. Washer can leak and if that hose detaching from the back you would have a huge flood. I think water should be closest to the bottom to avoid issues.

Exactly and my plumber DH recs the same. He said even with the correct pans he's seen so many leaks from 2nd story washers. I have mine off of my kitchen and we are in a colonial also...

Ours is right off our kitchen and I LOOOOOVE it. I really am not upstairs too much, and with small kids, prefer to do it all on the main floor where they are.. otherwise they would be chasing me up and down the stairs all day. It's nothing to bring the hampers down and then back up once. PLUS the possible flooding issues scares me, even though the chances are prob slim, I am so paranoid about it.

Ideally, if you could put it anywhere I would say upstairs by the bedrooms. That's where most of the laundry ends up.

I think I would prefer the laundy on the 2nd floor near the bedrooms. My 2nd best place would be off the kitchen.

Our laundry is currently in the basement and I hate it. I hate carrying the baskets up/down two flights of stairs.

In our next house, I'd love for it to be on the same floow with all the bedrooms or at least on the main living floor.

We have a colonial and have the washer/dryer room on 2nd floor.
For me it works out, i never have to bring clothes up and down the stairs.

As far as the concerns for flooding
We have a pan under the tile thats lined with a liner. We also have a Huge drain in the center of the room that goes right into the sewer.

For extra security, there are also water sensors on the floor that cuts off the main valve to the house so no more water will come out.

Here is a link, to the water cop which is popular with home automation and home security systems, it ties right in.

If you have this there is no reason to be scared of floods.

We are in a split and its on the lowest level. It works because that is where our den is. I hate laundry so I don't mind that the laundry room is small. The less time in there, the better!
