what's your rate?

For recent home buyers, what is your mortgage rate and when did you lock?

Also, please include if your paying points and/or if you have a jumbo/non-jumbo loan.

I think my broker is trying to pull one over on me.

Thanks!

ETA: looking for fixed rates on 30 year loans.

6.5%, no points, and we locked about 2 or 3 weeks ago.

ETA - this is for a 30 year fixed rate.

May I suggest you get a fixed rate mortgage and not pay anything.......

Word on the street is 6.5 - 6.7 is good right now.. In my opnion a Variable is CRAZY......

oh there is no way i would ever get a variable. I should have incuded- what is your fixed rate on a 30 year loan.

September of 2005 - but remember, my house probably isn't worth what we paid for it. The rates were at their lowest and the prices were at their highest when we bought.
We realized that rates were probably not going any lower and went shopping.

We had 6% with no points. Our loan is not a jumbo.

We locked in late April though, for a May closing. It wound up being delayed a month and we had to extend the loan. If you can get a longer lock period, I would do it. You never know what might happen.

It's a loan greater than a certain limit set by FNMA and FHLMC (the maximum amount of the loan they will purchase from a lender). In 2006, the limit was $417k.

We locked in at the end of Feb for 30 days at 5.875% with no points.

Oh, i'm so jealous of all of you who locked before the spike in june.

My broker locked me at 6.75 last Friday without asking me first because she 'thought' the rates were going to go up. well wouldn't you know that this week the rates started going down! Ugh, i'm ******.

A jumbo mortgage is a mortgage with a loan amount above the industry-standard definition of conventional conforming loan limits

The 2007 conforming loan limits for first mortgages remain at the limits set in 2006:

One-family: $417,000
Two-family: $533,850
Three-family: $645,300
Four-family: $801,950


This is your loan value not your purchase price value.....

Example: 500,000.00 Home
Mortgage 400,000.00 Loan
is not a Jumbo Mortgage.

we closed 7/6 - rate was 6% (not a jumbo loan) we had locked in may though, and had we not closed when we did, our rate would have been wayyyy higher.
