GORGEOUS!!! you have done a fabulous job. the pics make me want to go see it for sure and I'm not even on the market for a new home yet.
Hope u don't mind my asking but what are u listed at? We bought our OLD house just before the market crashed...and it needs ALOT of updating...just wondering how much an updated home would run us Vs. What we are invested into now.

well, we bought in 2005 at the peak of the market. We made most of the "modern" updates ourselves, but the building was built in 2001.
We are listing for exactly $100K less than what it was listed at when we looked at it. And will probably sell for $100K less than we paid. So, it's like an 16.75% decrease from what we paid.
There are so many factors in terms of listing-- I live in an apt, a mile outside of Manhattan, with an easy subway, bus or ferry to downtown or midtown. My parking spot alone is worth $40 to $50K of my listing... at least it was in 2005. That probably still is valued at the same, if not more since there are more people living here now.

Now I am stressed we'll see quick, and we won't have anywhere to go! There is one community we are focusing on our search, and there is limited inventory.

When we moved out of Manhattan a parking spot was a must!! Having a car after 8 years of city living was such a luxury. I still get excited about it!

We've had two showings this evening, and so far two scheduled for tomorrow-- but I hope we have more since we are planning on being out all day and looking at houses ourselves.
