Would you build a brand new home in a nice location but...

The school district stinks and you would have to put your kids in private school?

(private catholic schools in the wealthy town next to this location are 2200 a year)

It would also be the least expensive custom house in the development of 21 homes, most expensive being 800K, average 500K, mine way below that...

Basically the location is a great area of an okay town with a horrible district unless you go magnet or private.

??????????

School district rating on greatschools.net was 2 out of 10.

I spoke to the dr. that has the 800K home in the subdivision, he was born and raised in this town, but was all private schooled.

There is a big percentage of poverty, more than other towns in CT in this one, this subvision happens to be on the side that borders a more desirable higher income town.

I wouldnt. School district is something that is going to improve your resale value. If the school is horrible, you are going to have a very hard time selling your home in the future....if you ever have to

i dont know.. it all depends... like some people say that certain districts on the island are "bad" but i have a different opinions on it...

If you think there is a possibility you'd have to sell sometime soon I wouldn't do it. But if it's a "forever home" I would consider it.

But, with the market how it is you could buy a house in a neighborhood with great schools and use the extra money you would have spent building a house to fix it up.

Definitely not. That's probably the worst move you can make.

Brand new home usually means you pay top dollar compared to other houses in the bad school district's neighborhood.

If you are going to buy into a bad SD neighborhood, you want the cheapest house on the block. Not the most expensive.

My house will be built on 1/2 acre of land, 2000 square feet totally custom floor plan for 300K. I will have the smallest house in the division with nice curb appealChat Icon

If you can well afford private school AND don't plan to sell the house for a LONG time .......I'd consider it -

But a $$$$$$$ house in a REALLY Bad school district has to have SOMETHING else going for it - other than being a big, new house ........Waterfront property or SOMETHING -

Being in a bad school district will definitely affect re-sale value, but that may not bother you as much if this is going to be a forever house.

My concern would be what the neighborhood is like. Is it a family-friendly area? Is it safe? If there are other children nearby, will they be going to the same schools as your children?

The house itself sounds very appealing, but if the location isn't great, to me, it wouldn't be worth building there.

ITA. When you go to sell it, it won't be new anymore, so you need to have something that'll appeal to buyers.

ITA just for the resale aspect of it.

School districts on the other hand as far as kids go are what

you make of them and how you value education as a parent.

No. Sorry, I just think that the school district is just too important. Even assuming that you're willing to send your kids to private, it just effects resale too much.

I would prefer a smaller more modest house in a better district.

I can't see paying taxes and still send to private school.

I also can't see how great the resale would be.

If the area is ok, why is the schools so bad?

probably not. It would depend on the area of CT though. I know many areas of CT pretty well, it all depends on how bad the town is and how bad the school district is. If you can afford to do private, I would just use that money and buy a house in a better area where you can use the public schools.

the house would be in Waterbury (hope i didnt offend anyone who lives there), in waterbury on the middlebury line. It's up the block from Teikyo Post university.

i've only been in CT for 8 years, but i have always lived on the shoreline of New haven county. This is new territory for me.

Everyone so far i've talked too, except a dr who lives in the same subdivision, said to stay away. I'm so confused.

Compartively, the other areas i am looking have much much better school districts, but i would get a smaller house that needs work.

My gut is telling me no, but i still have yet to go see the area myself.

No. We considered moving to Stewart Manor and one of the reasons we chose not to was the school district -- and we don't have children!

No. My friends bought this type of house (in CT as well) thinking it was fine, because they could always send their son to private school. Then there house was broken into (a common occurance because of the surrounding neighborhood). They took everything and trashed the house. Luckly, they weren't home. They caught the robbers using her credit card, but couldn't pin the robbery on them because the robbers claimed they found it (her husband is a lawyer, and there was nothing they could do). They moved shortly afterwards.

Honestly, I'd pass. Even though you'd be near Middlebury, which is a great area, Waterbury is not a desirable area and it would probably be very tough to re-sell.

I probably have to agree. Waterbury doesn't have a great reputation even though I read recently that crime and other issues are very low - the report was actually talking about not understanding why the city can't shake the stigma it has. I don't know enough about the schools to advise on that. Like others have said I may consider it if it was my forever house, but dh and I want our kids to go to public school so it would be a no for us.

We just bought a very well priced house in an average school district knowing that we won't be here for more than 5-7 years. We won't make a windfall when we sell unless the market majorly changes in that timeframe, but the town is seeing a lot of new development and the downtown area a lot of revitalization. FM me if you want to chat more about it! Its not too far from waterbury.

i agree with most of the others... with the way things are now, you never know if you'll have to sell it and resale value won't be as high if its not in a great school district. you'd really have to get the right person in there to buy it- who is ok with sending their kids to private school, etc.
i know its tempting to have a brand new house... but i would look at smaller houses in better districts and then put money into fixing that up instead...

ETA: Dh and i went through this about a year ago. we had bought a starter home in an "ok" town. it was fine for the 2 of us, and we planned on staying there and adding a second floor once we had kids. there was plenty of room.
BUT then DHs parents had to move, and we started thinking about buyign their house from them. its an older home and needed updating, but its MUCH bigger and in a better town/school district.
even though it was tempting to stay in our first house and build an addition with a bigger kitchen, nice new master suite on the second floor, etc... we decided to buy ILs house from them because it was in a better town, nicer neighborhood, better schools.... we figured we could update it the way we wanted it. so far, we don't regret doing it AT ALL! we love the extra space, the neighborhood, everything...

Another CT here!! We are in "the valley region"

We bought our house a year ago. our realtor, who has been in the CT are said that Waterbury is going through a lot of transformation right now. there are areas that are good and others that are not so good.

I think it depends on how long you plan on living in the house and if you are Ok with sending the kids to private school. Also, do you feel safe in the community walking around etc?

They are making major transformations to try and clean up Waterbury and while the school systems may take a while to catch up the are has gotten significantly better in the last 5-10 years.

We saw A LOT of houses and bought in an area that while it may not have the best school system it is undergoing MAJOR transformations. We most likely will go with a Magnet school is we stay in this house until they are school age. Honestly I would rather have a nicer house that I can afford in a less desireable school district as long as I felt safe than a small piece of crap, which is basically what we were shown with great schools.

Its a toss up....... we came to this conclusion after seeing over 100 houses and we are really happy with the decision we made!
