I am only asking bc DH and I want to look into buying next year but I feel that we could never save enough without emptying our savings.

We did 25%, if we did not do that we would have been outbid on our house.

We put down 5% and do NOT have an FHA loan. we would have been able to afford anything if we had to put the 20% down.

this. We didn't have the extra 10% though. My mom lent it to us and we paid her back once I sold the apartment I owned pre DH. We didn't want to make the closing of the house contingent on the closing of the apartment so that was best for us.

We bought our house in 2005 with ZERO down payment..........yes, ZERO. We 100% financed our house and paid only for closing costs.
Edit - We did not have PMI. First mortgage was a traditional 30yr mortgage and second mortgage was a HELOC.

nope, we are doing a FHA loan - we decided this because the house needs work (a kitchen) and with a FHA we will have the money to do the kitchen and other things that need to be fixed.

DH qualified for the mortgage on his own. I was a full-time student with ZERO income.
