Here's the problem:

1. DH is not loving capes

2. Some we have seen in person and they require more work than we'd like to put into it at that price range.

That colonial looks MUCH nicer in the pics than it does in person although it does have a nice open floor plan!

sadly, just about EVERY house looks nicer in pics than in person. either that or it's SO small! Chat Icon

Honestly, we have seen quite a few of those listed. Without naming houses...a lot look better in the pictures than in person. Chat Icon

This house is really nice! But...we drove passed it last week and it's about a block from the LIRR station in the heart of town. Too close for comfort for us.Chat Icon

My friend and I looked at a really nice ranch in Levittown and it was $379k - which was a great price for this house...The kitchen, bathroom, roof, siding, windows, and cement were all redone.....The one thing they didnt show a picture of was the view from the back yard.

There is a cemetary behind the house...You know the little white church from the 1800's on wantagh avenue and the cemetary...well that was right behind this house....My friend didnt want the house after that.

I told him that it is good that the cemetary was there - he didnt have to worry about loud neighbors

I mentioned Levittown to DH and while it's no where near ruled out, he wants to try to hold off for now. I think he wants to make sure we know for a fact that there is nothing in Merrick before giving up.

Sometimes there are houses for sale on rosebud in south bellmore....You can get a small bungalow that has been dormered for under $400k....or a little over.....Its not going to be a huge home but you will be in the school district...

If you can look in any of the towns, I would look in wantagh first...The schools are top notch, blue ribbon schools

Great idea...here's what we're looking for:

Bedrooms: 3+
Baths: 2+

Style: Colonial, Ranch, Split

SD: Merrick-Bellmore, Wantagh, Massapequa

No side yard - no corner lot

And above all - something that has been updated and well maintained.

I know its frustrating, I had given up after looking for some time, and one day I checked MLS and found the house we are in the process of buying. So trust me the right house will come along, but sometimes it happens a bit slower than expected. Im glad we didnt rush into anything, if it wasnt for DH, I probably would have.

Also I was very picky when I began searching and DH told me that if I want to be super picky then we'd have to pay alot more $$. So there are certain things I was willing to look over and started to think about the house as an investment and also see the possiblities it has. The house we're buying needs a TON of work, it's very outdated (buying it from the original owner). If it was one of the first houses I saw I wouldnt have thought twice cuz I wanted a house in MINT condition or a house that was kept super clean already but I slowly came around.

For us in the end it came down to area, schools, and price. Work is always something you can do to the house, even if it's a little at a time.

We're looking in the EXACT areas you are and are getting frustrated too.
We love Wantagh Woods but the taxes are high and you don't get much for our price range.
It's SOOOOOOOOO frustrating!

I know, I'm not a big fan of that either - but I guess they don't have a basement. I'd be making a hall closet or something for that immediately.
