The Setaukets?
We are looking at a few homes in East Setauket, South Setauket, and Setauket. Though I am familiar with the general area and they are all in the same school district (3 Village) I don't really know differences between the towns.
Any positives/negatives about any areas in the Setaukets?

we just bought in East Setauket. We love it. East Setauket and Setauket have the same zip code.
South Setauket is funny - I like South Setauket Park, but the other parts they call South Setauket have a Centereach zip code and are actually Centereach.

I liked Setauket and E. Setauket better than South - but South is closer to Nicholls and easier to get to the LIE

I agree with everything above! I am originally from Stony Brook and grew up there. East Setauket and Setauket are definitely different from south Setauket. the homes are more expensive than the South Setauket homes. I think that East Setauket and Setauket are more quaint. Setauket especially has more older historic homes.

Is South more dangerous, or just not as desirable? The house we are looking at in S. is only $10,000 than the same house in East, so it's not a huge difference in this particular situation (same style, bed/bath, etc.).

I grew in Setauket- regular Setauket and east Setauket are def the more "diserable" areas
South Setuaket is south of 347- moving you further away from 25A- which is most diserable to be North of
of course you have the traffic and now new stores that come with 347

I used to live in E. Setuaket.
Setauket is considered the more wealthier areas, with new, large size homes, older homes from pre-1950s, very victorian style with white picket fences, center hall colonials, etc. This area flows around 25A.
East Setauket is more style homes like high ranches, ranches, expanded ranches, etc and is noth of 347, but south of 25A.
South Setuaket is considered as the other posters stated, sometimes S. Setauket, Centereach, etc This is located south of 347. It's no different from the other areas, just a bit closer to Nicolls Rd. South Setauket Park is a beautiful area. The houses are well maintained, the electric is all underground (and the only area where this is true in the Setuaket area).
If you want any information, feel free to FM me! I bought a house that touches the South Setuaket Park development, but that is considered Comsewogue.

mine inlaws used too live there- and I remember powerlines- I think they go thru the backyards maybe

No South is not dangerous at all. I don't want these girls giving you the wrong impression of South Setauket. Its just not as desireable for folks who want to live on the North Shore. Yes, its further from 25A, but its also much closer to major HWYs and such. And its the exact same school (for most parts).

No prob. It's something my ILs pointed out when we were looking at houses. That and I asked them what all those green boxes were on prooperty lines in South Setuaket Park cause I had no idea what they were.

Fawn Lane East and West is considered Heatherwood Development, but it attached to South Setauket Park. Still, another good area. Three Village is on the west of the golf course and Comsewogue is on the east side of the golf course. I live on the east side.

I don't really think there is a bad area anywhere in the Setaukets, IMO. Look all around - it's all desireable!

it's safe- but the further North you are the better resale value I think you have- My Dad used to own the largest real estate company in the area- so my opinions are based on alot of what he told me over the years
If I had the choice- I would pick E. Setauket or Setuaket over S. Setauket
the Junior Highs are different and so are the elementary schools- that is something to also consider

WE have friends in South Setauket, with the Centereach zip code , right off 97 and Mark Tree Road. Their block is great, all newer development and HUGE backyards.

I'm so glad to hear that, because S. Setauket is a very nice area and resales just the same as the other areas of Setauket. I'm with you, I too don't think its all that neccessary to live in the Ritzy Part of town especially if its the same schools. I think comparing S. Setauket to Setauket is like comparing an apple to an apple, YES I MEAN APPLE, not orange. There isn't THAT much difference here. I just checked MLS, there isn't even that much difference in price for comparable properties. And even though it may be a different building Beth, its all the same school district. In fact most school districts have multiple elem. & middle schools.

there is a difference though. THe houses in Setauket that are under $400 are on busy roads. and some agents post houses that are in S. Setauket in Setauket on MLS.

I just checked MLSLI, here is the listings for $400-$450K (I think a fair range for the Setaukets). Here is what comes up. I also checked the map locator, and most are listed in the correct part of Setauket they fall in. It really isn't that huge of a difference. And whether you're in any of the Setaukets, some always fall on main roads.

up until $450K in Setauket, those houses are all on main roads (Old Town or Mark Tree) and that is why they are closer to $400K. There is one for $399K listed in Setauket, but that is really E. Setauket. You can get more for your money in S. Setauket but IMO some of the blocks arent as nice. (with the exception of S. Setauket Park and the new developments
