stressing about house location

we have a young DS and plan on having more kids.

the house that we love is close to a two-lane main road (speed limit is 40mph).

it's far enough in that DS won't run into heavy traffic but you can see the road from the front of the house.

is this a deal-breaker for you?

I don't have children, but it would probably be a deal breaker for me.

Speed limit of 40mph usually equals an average speed of over 50mph with top speeds getting up to 60-65mph.

We had found a ton of houses that are on quiet roads, but were on corners with a busier road, or in a few from a busy road. Having two little kids, I would probably not go with that house.

Re: stressing about house location

I don't know... i don't think i agree. if you are a mom like me, you are completely anal and worried constantly, and on top of the kids, that this would never happen.

i would me more worried about my pet getting out and running loose than my kids, just because of my watchful eye and constant fear and worry over my kids. it could happen on any block, any time no matter the speed zone.

KWIM?

plus, a fence around the front could really look cute. i love those pvc low fences around the front of a house... JMHO

I live far away enough from the main road, where you dont hear or see it, and my side street is not a cut through.

Let me tell you, almost everyday some kid goes about 90 mph down the block, and i am not even kidding, it sounds very scary.
And there is a stop sign at the end of the block too! People speed down side roads and main roads.

ITA. I live on a 30mph area, and all the surrounding roads are 30mph. It's such a small road, there aren't even any lines on the road. There's a stop sign at the corner one house away. People still buzz around the corner going way over 30mph (often 50+).

Even if you live on a cul-de-sac, or a dead-end road, you'll still have people driving too fast in front of your house. You can't avoid idiots.... Chat Icon

ETA: Funny coincidence. Here's a topic on NFR about idiots driving fast on dead-ends and cul-de-sacs... http://www.lifamilies.com/chat/topic-419074-1.html

Re: stressing about house location

not for us unless it was a steady flow of traffic (non-stop.) More like a highway.

As far as kids, how many parents allow their children (young) to roam around the yard alone? And if your old enough to know your address you should be smart enough not to walk into the street. I lived one street in from Wellwood Avenue and we always crossed it at 10 + with no issues. None of us got hit by cars.

Re: stressing about house location

I lived on a 2 lane main road-it was not a deal breaker when we were looking.

The road we lived on was pretty busy, the speed limit is 30, but no one ever drives 30 on it.

We were never allowed to play in the front yard. That was the rule. So I think if you instill the same rule, you'll be fine. You'll just need to teach the kids to stay away from the road.

Re: stressing about house location

My in-laws live on a road with a double yellow line but it is on a corner too with the driveway on the quieter side street, and they have a double lot so they have a huge yard... but even still I worry a lot when my nieces and nephews are running around.

It would have been a deal breaker for me, but not my husband.

Re: stressing about house location

double line = dealbreaker

i played in the street once i was old enough to look out for cars and such....we lived on a one way street - yes, once in awhile there was a speed demon but NOTHING like some other blocks in the neighborhood...

we are looking in developments and gated communities - not all blocks have sidewalks in florida but if its a community then there are always sidewalks and of course less traffic....

my SIL lives off a main road with a double line - i dont even like driving down her street b/c its always busy and the street is really narrow - my nephew and niece will never be able to ride their bike in the street or have a catch or any of that stuff - too dangerous...and like someone else said, if a pet got loose forget it - they'd be a goner!

for me dealbreaker

Re: stressing about house location

On the other hand, if traffic is always a concern, DS will always be aware of cars. If you are on a quieter road with only the occasional speed-demon, you and DS may have a false sense of security, and potentially be more at risk of something happening.

Re: stressing about house location

I think many people are misreading your post, you're not on the main road, you're on the sidestreet, yes?

I would be totally fine with this. My husband grew up on a quiet block a few feet off Hillside Avenue and even though HIlliside is a just half a block a way, his sidestreet doesn't get heavy traffic. He grew up playing wiffle ball etc.

I do worry about the dog getting loose though!

I probably would keep looking. Like someone else said, it's not just the noise and safety factor but also thinking about re-sale down the road.

Re: stressing about house location

We live on a double yellow line (one lane of traffic going both ways) and it doesn't bother me. It's not loud and it's not super busy but some people do go fast sometimes - inevitable on any type of street as PP have said. I didn't go looking for a house on a double yellow line but that's what we wound up with. Maybe it will bother me someday,. but right now it doesn't. We don't "hang out" or play in front of the house and I wouldn't do that even if we lived on a quiet road.

I always make sure I have a hand free so DD can hold it when we are getting in and out of the car. When she gets older, she'll learn how to stay out of the street.

The house had everything we wanted (well, almost) and we sacrificed a little on the location. I also grew up in Queens so everything was busy there!

Im in the minority here and understand that. We just bought a house on a very main road. Doesnt bother me one bit. We are moving from NYC 1st ave so it cant be as busy as that! I mean I would not let my kids run around the front yard or anything but if they are supervised in the back I would be ok with that. Plus where we are moving has a ton of parks and all that to play in. I also dont have any kids yet so I should throw that out there :) Just MO

Wow, I am really surprised by the responses!

I can see not wanting to buy ON a double-yellow street (I wouldn't either), but NEAR one? Wouldn't bother me at all. In fact my block is in between two double yellow avenues. But ya know, I live in Queens and we're crazy like that. Chat Icon

ETA...Our cross-streets are 30mph, I believe. I guess I might think twice if they were roads like Northern Blvd or Jericho Tpke. Not necessarily because of my kids' safety however, more because I don't want to live in the middle of a commercial strip.
