Real Estate pictures.
So for some reason my FB feed sometimes comes up with house listings... who knows why- I am not in the market at all!
I sometimes click on them because I am always interested in seeing the inside of houses, what they look like etc.
So I click on one and I couldn't believe a self respecting real estate agent would allow these pictures up.
The bathroom- had an overflowing garbage and a mop propped up next to the toilet.
The bedroom had a stray sock on the floor near the bed and TONS of clutter on the dresser.
I mean I thought rule one of taking pictures when selling your house was to clear clutter. Or at the very least- move the mop for a second before taking the picture, empty the garbage and pick your dirty sock up off the floor! I was expecting to see dirty panties on the floor next.
You would think a real estate professional would know that- it was listed by an agent, it wasn't for sale by owner. Common sense... right?

Re: Real Estate pictures.
I saw a listing with a cat in each picture. As if they ask the cat to be in every picture on the listing, including the kitchen, bathrooms, every picture. Or they just have a lot of cats lol. Another listing had a bathroom picture with a plunger that appears the be wet in a bucket, and a bottle a draino next to the toilet. Its like they don't even try lol.

LOL that made me laugh. And way to advertise you may have some plumbing issues!
It's like- hey I am trying to sell my house- let me take pictures of it on it's dirtiest day. Yeah, that will sell it!

Omg i know! Sometimes I can't understand how this even happens lol
Though going out and actually looking at houses .. gross. I know not everyone cleans their house daily. But some houses look like they've never seen a sponge or even a vacuum. I walked through some where I didn't wanna bang into or touch a thing.
When we sold DHs first house, it was immaculate for every showing. Literally could do your makeup looking into the faucet it was so clean. As it should be!

I am far from a neat freak and my house can be gross sometimes, I will admit. But if I am going to be trying to sell it- and have people walking in to see it- you bet your @ss it is going to be immaculate. Why would you want to turn people off? I don't get it. I know real estate on LI is crazy and overpriced and people sell shitholes for loads of money but come on!

Re: Real Estate pictures.
It comes up in your feed because real estate agents can create a post with their listings and then pay to make it a "sponsored post" and then it will pop up in the feed of people who meet the demographics entered (age, location, etc) for the target audience. It's actually a pretty inexpensive way (relatively speaking) for a realtor to advertise.
Yes, I'm always shocked by how some people represent their listings.
Some companies - including my own - use professional photographers. But the problem is, if the agent doesn't show up when the photographer is taking the photos, nothing is "staged." The photographer is not going to move the garbage or make the beds (or direct the seller to do it). They take it "as is."
If the agents are taking the photos themselves, then they are just lazy or dumb. I personally love the shots of just a toilet bowl, with the lid up.
But this is why I tell my buyers, don't get too hung up on the online listings or judge a house by the photos. In this market, with low inventory, you have to be open-minded to seeing houses. It's hard to judge the layout or room size or lots of other things by photos alone. And some agents just do a terrible job with photos, descriptions, and basic marketing of their listings. Can't live or die by the photos alone, although as an agent, it's your job to make the house look good, and there's no excuse for the type of pics you describe.

Omg I know exactly what you're talking about, it's insane! I've been looking through zillow the last couple of days and some of the pics are like What makes you think clothes on the bed, cleaning products and Lysol spray, and random crap everywhere is going to make me want to even THINK about buying your house???

But if i was the seller- and the professional photog showed up to take the pics without the agent, I would still have enough common sense to know to pick my socks up off the floor, take the mop and plunger out of the bathroom and empty the trash so it's not overflowing. I wouldn't need the photog or the agent to tell me. People are truly morons.

recently we went to an open house. It was an older house, nobody lived in it for years. DH and I went upstairs and as we were going up he turned and asked me if i farted.
He then went to open a door and it was locked. 5 min later a guy walks out of the BATHROOM!
dude was taking a sh!t!!!!!
we couldnt stop laughing! as we were walking out, the guy was right behind us. He wasnt even a buyer! His wife was waiting for him in the street! They were out jogging!

Re: Real Estate pictures.
It's funny because when I was house hunting I had the opposite experience. We saw this one house and we loved it from the photos. Went to the open house and my MIL asked for the photographers name because she said if she could make that house look that good, she wanted them to take some pictures of her. It was awful!

Yes! I've been perusing some real estate options in a very rural area and some of the places look like Marjorie the Trash Heap lives there.

Re: Real Estate pictures.
totally off topic but since most of ladies on here are detectives.... here goes-
we put an offer on a house a while ago but changed our minds. since then the house went into contract TWICE and its back on the market!
Is there a way we can find out the reasons the deal deal through? Im obsessing over it. We still LOVE the house and might revisit it but I need to know why it didnt sell.

I felt bad sharing it- just in case it was the house of someone someone knew. You never know.... I didn't want to be that mean.

Twice would make me wonder too... I've asked agents at open houses similar questions, but I know they aren't going to say anything to put their client at a disadvantage. A couple of places, I've been told the buyers didn't come through with the money. Another place, they said 2 sales fell through on the same house because the buyers were hung up on small requests and the seller didn't want to decrease the price or take care of it before sale.

im dying to know why!!! I have a feeling the sellers are jerks but theyve been trying to sell the house for YEARS! they keep taking it off the market, decreasing price. Now they increased it by 100k, but still 30k less than it was when we saw it. Dont the sellers and their agents know the price history is pubic info!? I need answers. Its keeping me up at night!
** I say agentS because they have had it listed with at LEAST 8 agents!!!!!

Re: Real Estate pictures.
I remember going to one open house when we were in the market for a house and it was a disaster. Hair in the sink, beauty products all over the bathroom counter, dirty dishes in the sink, laundry on the floor, and a bra on the doorknob!!!! How dumb are people??..................you're asking someone to shell out hundreds of thousands of dollars to by your house, the LEAST you can do is straighten up and clean prior to an open house. Common sense.

What app/website are you using? It seems like Redfin almost never shows price history now and I don't really like using Zillow. I'll bet a lot of people don't check price history or even know it's available.

I would totally do research if I could find it online, lol. My DDs would not put up with me researching in the basement of a town/county building, Haha. I know the tax assessment is online. I have to figure out what is wrong with my Redfin app!

Maybe it's an inspection issue? Something other refuse to fix and/or seller won't drop price accordingly. That's where my mind goes right away. Especially since you said you guys got outbid by cash.buyers a lot so I wouldn't think it was mortgage/loan issue.

This house we backed out. Didn't get outbid. We couldn't pay 25k in taxes for crappy schools. We both love the house so much. I'm just super curious why it can't sell
