Opinions please
would you buy this house?
it's in a GREAT area, with a great school district. Big house - 4 bedrooms, 2 full bathrooms, full basement, living room, dining room, eat in kitchen, den competetive price - very cheap for the area
BUT, it has no yard

I think it depends on how important having a yard is to you.
For us, a yard was one of our top 5 requirements so that house wouldn't work for *us.*
But if other things (school district, number of bedrooms, etc.) are more important to you and having a yard is not high on the list, then that house sounds great.

I wouldn't buy it - a backyard was an important consideration for us.

What is your definition of "no yard". I come from the city. Lived in buildings all my life.
I feel I have plenty of yard on my 60x100 property. 
My DW on the other hand (being from the east end).... no comment.

there's a hill in the backyard....so there's not much room between the back of the house and the hill...and the land on the side of the house was sold and a new house is being built there....

personally i wouldn't...we wanted a backyard to enjoy..and even though ours isnt huge, its still private, good to entertain with and its ours!

a really big hill that goes down the entire stretch of the road. at the top of the hill is another stretch of houses.

I think it depends on:
if you are ok with no or little backyard
how long you want to live there
If you are ok with it, and you want to stay a while (menaing you will not be in a rush to sell) then I'd say go for it. Just remember that it might take a little longer to sell b/c of the land.
(Is it in E Npt???!!!!!!!!!!
B/c there is a house like that on my street! - opps never mind, not my street, just read your last post)

northport actually
it was the perfect house until we found out the land next to the house wasn't included..... i don't think i can deal with no yard at all.... we want to have kids and i don't see the sense in spending money for a house big enough for us all to live in, but not be able to go outside and play or have BBQs.....

It depends on how much soil you need brought in. Sounds like you might need a lot, which will really add up. We had a small hill in half our backyard leveled out and we needed 5 truckloads of soil. I forget how much it cost, we had our sprinkler system and fence installed at the same time and it was 2 years ago.

Personally, since I grew up with no backyard, I could live without one if it were in Northport. But it sounds like you really want one.

Sorry I assumed you were from Northport. The Pit is one of the best areas in Northport --- down a very very steep hill.
My sister bought her house in Northport with no backyard. It's always frustrated them but they've screened their side yard for privacy & it works for them. A backyard was important to us. Unfortunately our compromise is we're a corner house to a main road (which isn't exactly quiet). Not sure if it was worth it now.
Weighing the good with the bad, there are probably other houses in good school districts with a better backyard for you.

I wouldn't. One of our fantasies with buying a house is having a yard to have BBQs and parties in, whether we have kids or not. I would rather compromise on one less bedroom or a half bath than not have a yard.
