need house hunting help... UDATED

i know i must be getting SO annoying with all these posts Chat Icon but i need to write this out.

there are two houses that are for sale. one DH and i LOVE and one we just really, really like.

they are different styles, but in terms of square footage, they are the same.

exact same neighborhood.

house 1 has a slightly larger property than house 2 but it's not a big difference (to us).

house 1 needs a completely new kitchen. house 2 is completely updated.

same # of bedrooms, same number of bathrooms. the bedrooms in house #2 are slightly bigger.

both have the same amenities (fireplace, garage, patio and fenced-in yard). house #2 has all new PVC fencing.

so we should pick house #2 right?

well for some reason i feel like #1 is our house. but why? it needs a ton of work, house #2 does not (and we would not be able to do that work for a long time because of $$).

should i "settle"? i know i would LOVE being in house #2 but there is just this feeling i get from house #1... am i insane?

UPDATED:

so we decided to go with house #2. we are very happy with our decision and we are just hoping they accept our offer!!

UPDATE #2:

well that was quick! they accepted our offer! Chat Icon Chat Icon Chat Icon inspection will be friday or saturday, please wish us luck! Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon

Re: need house hunting help...

Pick #2. You don't have to do all those updates, that will be a big help.

I had that feeling with one house and we didn't get it. I was devastated- I really wanted that house. Now that we look back on it, it was the best thing in the world that we didn't get it bc it needed so many updates-we wouldn't have been able to do the work.

#2!!!

even though normally people would tell you to go with your gut, it sounds like house #2 is the way to go. Both houses have everything the same, except the updates. I would go with the updated house. You know it's going to save you so much time & money and many headaches. that's just my opinion though! Good luck!

Are the prices about the same??

I would pick 2 since Im renovating my house now and its a very costly nightmare. BUT Maybe you like the idea of customizing the house and thats why you like house 1. I would try to get it for a lower price then the completly updated house though. If it needs work and is basically the same as house 2 it should be less $

well since they are two different styles, house #1 actually looks bigger. plus the property is larger, so the asking prices on both houses were the same.

the issue is really the layout of the home - house #1 is so much more my style. plus i really do want to customize it to my liking. and the kitchen is bigger which is a big deal to us.

we are going to sit tight for now... thanks for the advice everyone Chat Icon

While it is appealing to just move in and do no work, I love the idea of customizing the home to what you want.

DH and I going into contract on a home with GREAT bones, but needs a total update.. kitchen, bathrooms, floors. DH is handy and can do a lot of the work himself.

Because of the work needed, they may be willing to negotiate better and come down off their price more, than someone who has a completely updated home.

Good luck in whatever you choose!!

If your DH is handy and you don't mind doing the work, then by all means choose house #1. Just prepare yourself for a lot of work. But its your house down the road and in the end you want to look back at it and say "wow, I love this house, look what we've accomplished".

Re: need house hunting help...

For me, when I was house hunting I was fine with updating stuff (new fence, siding, roof, etc. etc.). We got a house at a good price (back then) and have been slowly bringing it up to speed.

But, you don't always realize how very expensive these things are -- especially when you get in the home and UNEXPECTED things come up. It's annoying to be spending all this money getting it just right.

My opinion is maybe both aren't the exact house... but I would seriously consider and find out how much your upgrades to #1 would be before taking the plunge.

Re: need house hunting help...

I think I know what houses you are talking about from our previous conversations.

Personally in terms of style I like house #1 better..which is funny because I am more a ranch person myself. But I love the pics of house #1 and I think it has more potential than house #2 and a bigger kitchen is huge!!!!

But my question is house #1 is that the one we FMed about? How do you feel about the location?

I say go with your gut, even if it means more work in the long term you will be happier with it! Just be comfortable with the idea of having to live with it as is for 1, 2, 5 years until you can remodel!

PS, if you move to that area, we will be about 5 minutes from each other...we will have to do a playdate once you moveChat Icon

hey! thanks for this... actually no, it's a different house, it's not the one right off the main rd. they are both in the same neighborhood about 2 blocks from each other.

i cannot WAIT to move out there, wherever we end up Chat Icon and we will definitely GTG!!

Anytime! House #1 is the ONLY style DH and I didnt look at when we were House Hunting because none were for sale! But every time I drive past one I tell him how I love that house!

Good Luck no matter what you both decide. Go with the house that you can picture Luca's 10th birthday or HS graduation...thats the house we live in now, when I stepped foot in it (and I didnt have DS yet) I said to DH that this was the house we could have a baptism or graduation party, etc. It just felt right. We saw bigger houses, "nicer' houses, etc, but we went with the one that Felt like home!

Re: need house hunting help...

I would normally say go with #1, however, being a homeowner for 4 years now, go with house #2 because of all the costs you will run in the future with updating house #1. It is better to go with the updated house plus the rooms are larger. It's not always easy to dish out cash for renovations when it comes time you need/want those sort of things. #2 all the way

I completely agree. Our first home needed so much work and we were doing most of the renovations from our wedding money we received. We also had no kids so we moved in right after our wedding. We had no kitchen counters for 2 weeks but everything big was done. It wasn't a big a deal to us though. The last renovation we did before we moved was the main bath. At that time I was 12 weeks pg with #2 and #1 was 9 months old. It was a PITA!!!

When we were looking to move the house I wanted needed a new kitchen and the backyard needed some work but that was really it. I preferred that layout more. We ended up getting the house that didn't need any major work and I am so glad we went with it. We did some minor work to make the kitchen more us and the bathroom do need to be done but that will be in a few years.

Also, if the houses are the same price the #2 house seems like a better deal. Think about the price of #1 and tack on the cost of what ever needs to be done. Then add another 10% because something always comes up that you need. When we bought our first home we found out we needed to rewire the enter house with new electrical and the only way we found out is because we took out a wall. We also didn't think we needed to replace the wood floors on the main level but we did. The electrical we were fortunate that we only had to pay for supplies since my dad is an electrician but that would have costed us a small fortune alone.

Good Luck with what ever you choose!

Price is defintely a big issue...if house 1 is signifcantly less money then I would consider buying it and doing the work slowly as you can afford it. But if they are around the same price it defintely makes more sense to me to buy house 2...cheaper!
