how much rent would you pay for a 3 BR house?
in wantagh / levit schools?
just wondering if i couldn't sell (if i absolutely have to), if rent would cover (or almost cover) my mortgage...
eta: it's really 4 bedroom but the small downstairs bedroom has the washer / dryer in it, it's really an office... plus a den and living room addition...

I pay this for a 3br apt in a 2-family house...I think you could get at LEAST $2200 for a whole house.

It depends on the style of house, the square footage, how many baths, the degree of updating, but for a 3 bedroom whole house rental in Wantagh/Levittown SD, I would say you are talking about $2000-$2500 in rent.
I had a customer recently apply for a whole house rental on Red Maple Dr. that was a Levitt ranch, 4 beds/1 bath, but all original, old kitchen and bath, small living space, etc. Asking rent was $2000. I've seen updated splits and Colonials, and even condos in the Willow Wood condo complex rent for $2400-$2500.
You mention a possible 4th bedroom, which could add value, but keep in mind you could only list it as a 4th bedroom IF the room has a window and closet.
In a whole house rental, it is common for tenants to have responsibility for all utilities and grounds care/landscaping.

you rarely break even renting. I rent my apt and have to kick in money BUT you get landlord and depreciation deductions.
But you also have to claim the rent as income.

Funny, I am taking a break from my rental search and saw this. I think 2k is too low from what I am seeing. I am looking in the same area and see prices $2300-2600.
