housing advice needed
Dh and I have been looking for a home since may. We found one we both like. However, it is listed for about $100,000 more than any other home has sold for in the area. On the other hand it has a new kitchen(within the last 2 yrs), an inground pool with new pavers around it and a lot of other updates.
What would you do?
Make a low offer and let it sit out there for the owners to ponder
or
make a higher offer knowing you are probably paying too much.
p.s.. - the homeowner got a job transfer to tennessee so they have to sell the house in the next few months.

bid lower and see what happens. but not too low that you will insult them and they wont want to deal with you...

bid low. always start low and go up. Especially since none of the other houses sold for the asking, they need to leave and the market is soft right now

Also if you are getting a bank loan regardless what the homeowner wants to get if it doesn't appraise you will not get your loan. I would offer what you want-maybe a little higher but there is no way a bank appraiser will appraise for 100k higher than comps in teh neighborhood. Then you have some bargaining room-however you will have to pay for an engineer to do your inspection. DH is a broker and has said pools are worth about 10K and new kitchen about 15-20K so maybe offer 30k above what comps are selling and then let the appraiser do your bargaining for you!

I would bid as low as you are comfortable. You don't want to own the highest price house in the neighborhood. Especially in this market.

bid as low as you can do so in your comfort level. With the situation of them relocating, you might be surprised with what they will take. They need to realize that the market is slow
