We are looking in Wantagh, Merrick and Bellmore. Most importantly we want to be in those school districts. I'm trying to do a search on MLSLI but I guess I should look on craigslist and a few other places as well.

ANg one word of advice, dont ever feel rushed into anything at all. NO agent is your friend they dotn work for you. Their job is to sell the house for the seller..
Be aloof dont be afraid to tell people to go scratch and never tell your agent anything that you dont want to...
I was an agent for a year and I hated it, Ive have never seen a more f*** bunch of people.
We didnt even use a agent, we just went to open houses signed the necessary paperwork and only spoke to the agent when necessary.
The agent doesnt work for SAS realty does she?
No - I guess SAS has a bad rep? The seller's agent works for Prudential Elliman.
I wish I had your background so that when we went to see a house we could do it all on our own. Maybe then we would be better off and wouldn't get hurt.
No the agent I reported worked for them I hate HERRRRRRRRR.
You dont need to know anyting more than you already know. You see a house if you like it ask a million questions, ask the owners the agent etc. Ask point blank questions too.... Like you know if there is a first accepted offer Im supposed to know.
Also try to read the agent... Dont let them bully you...
Personally I found my mortgage broker to better informed.... LOL and I called my atttorney a million timess..
Dont be afraid to ask questions, call the town speak to people its a scary deal. But in the end you will be happy

Re: Have I got a story for you...
Ang, the exact same thing happened to us last year. The only difference was it wasn't our realtor that pulled the shi*t on us, but another one in her office. We had our co-op in contract also and we were getting married. I was so upset at the time, but everyitng DOES happen for a reason. I didn't even look for our money back from the inspection - I just wanted to move on and not have to deal with anyone related to the first deal ever again. You may not understand why this happened right now, but you will find the perfect home for you.
P.S. Pretty much the same thing just happened to my sister also. Realtors are sharks (except for the ladies on here ). She then found an absolute palace that was FSBO

I would have your lawyer call their lawyer and DEMAND the money be returned for the inspection and for the attorney fees!
That is not right!

Re: Have I got a story for you...
Do you have time to drive around the areas you like? Even in this slower market some sellers are doing exclusives and they won't show up on MLSLI.

Re: Have I got a story for you...
that stinks!
A similar thing happened to us when we were looking for our co-op....and I was super-angry. But something must have happened with the buyer they accepted over us, and the co-op stayed on the market for another year after we eventually bought a different co-op!
Everything happens for a reason!

Re: Have I got a story for you...
Wow, that is the pits.
Is the agent (the seller's) the owner or person in charge of the office? Because if not, I would write to that agent's boss as well. When agents behave like that it hurts the reputation of the whole office. If nothing else, it should make you feel better.

Re: Have I got a story for you...
That is horrible...I really hope you fight and get your money back. There is no reason why you should have paid for an inspection when they didn't maintain your rights of first offer. Did you fill out any paperwork when you made the offer? Through the real estate, that is? We did and the paperwork said that the buyer is making such and such offer and has right of first refusal. Even if you didn't do this paperwork, it might be grounds for small claims because I think that paper is legally necessary. Good luck in your search and don't worry, you will find EXACTLY the right house

Re: Have I got a story for you...
It totally sux - and I do believe in what goes around comes around. Some people are very unethical and only care about themselves at the end of the day.
A similar thing happened to us when we were buying our house. We were fully in contract on a house - and realized that the sellers kept contradicting everything they said about the house. We didn't believe a word that they said so we decided to back out of the deal. A few weeks later we found the house we are in now -- and it is 1000x better than the first one. We knew it was meant to be.

Re: Have I got a story for you...
Wow Ang, that truly *****. I thought once an offer is accepted - many times, it's solid unless the inspector finds things wrong with the house. I certainly hope you get your $500 back!! That's so wrong of the real estate agent as well as the sellers.

Re: Have I got a story for you...
So sorry that happened to you - what jerks! Did you put down a good faith deposit? Even though we like who we are dealing with, my father adviced us to ask about putting down a good faith deposit before investing in the inspection - just to stake our claim on a house.
That's def. dirty business - the closing date alone was ridiculous - it's impossible to close in less than a month!
