I would not back out because
1. The devil you know is better than the devil you don't. they know where this person lives. 2. What level sex offender? Is it just some guy who dated/had cex with a minor and was arrested or is guy really a sex offender? Did he hire a prositute who was under age or something like that - ala Lawrence Taylor - I would find out what the sex offender was actually arrested for. 3. You never know when someone will move in or not. He could close on another house and the next day someone could move in next door and be a sex offender.

I can see both sides of the argument on this. Would I want it for myself, probably not but I also agree with a lot of the other posts.
I think the ultimate question is one only the buyers can answer:
Will they feel comfortable living in this house with the information they have? If the answer is no, then they should walk now - if you can't feel safe and at peace in your own home, then where can you?
That being said, I also think that you should ALWAYS be aware of what is going on around you - your neighbors, delivery people, etc cause you really never know.
