Re: Does every basement flood?
our does, it is very common when the ground gets so saturated.
Our problem is that the water is coming in where the furnace vents out.. we had it patched at one point and it had helped, sometimes we get a tiny puddle. When the ground absorbs that much water it will find any little hole.

Re: Does every basement flood?
we used to when first purchasing the house, put gutters on it pretty much stopped. It happened yesterday with a little bit of a seeping from teh window since we had water pooled in one specific spot.
The next few weeks I am going to till the earth and regrade it and hopefully it will never happen again.

the basement is finished so we were that it didnt flood - it DIDNT
all depends on the foundation, sealant, windows etc

Re: Does every basement flood?
Every basement does not flood but, I have been told if it floods once, it's more likely to flood again.
There are many factors that play into why a basement would flood - as pp stated. We were told we'd have to regrade our back yard to slope away from our house from our inspector because we had flooding (turned out to be a broken pipe and the yard sloped away from the house anyway).
We get minimal water but, we have a sump pump. The only time we've had floods is when it isn't working.

Re: Does every basement flood?
I'm in Whitestone, half a block from the water, not a drop. In my old house on the other side of town, ALL THE TIME. Makes no sense Had to install a french drain & a sump pump. That basically just re-routed the problem.

Re: Does every basement flood?
When I lived in Michigan I had a moisture problem in the basement - not out and out flooding, but heavy seepage through the walls. We dug a 2 foot trench on the outside of the foundation, coated the walls with a waterproofing tar and added gravel to the bottom to help with drainage before the trenches were filled back in with dirt. No problems after that.

Re: Does every basement flood?
I've been here 4 years and its the first time it flooded, well like 2 puddles. My gutters were totally clogged and it seeped into my living room also.

Re: Does every basement flood?
OMG my parents had a HUGE flood! HUGE! And the water came up so quickly. My son loved stomping around in the water, but it took three pumps all day to pump the water out!!!

Ours did but only in the laundry room. Since we did our backyard it hasn't flooded. DH swore it would yesterday and it didn't!

Re: Does every basement flood?
my parents never had a problem and have lived in their house for almost 20 years. This weekend was our first major rainstorm in the new house and knock on wood, no issues to report.

Re: Does every basement flood?
We did until we put gutters in.
Now no water.
Our landscaper also added some dirt around one part of the house that had the issue.
