I've scoured this and other boards and I DON'T think I. An possibly be missing anything but on the off chance there's a hidden gem out there....name your town that has good schools, in Nassau, under 550k, and not affected by the plume. Thanks!!!

I responded on the home board, but I would look in N. Merrick, N. Bellmore, Merrick, Bellmore, Wantagh, Oceanside, Lynbrook, Plainview, Old Bethpage, maybe Franklin Square.
Depends on if you prefer south shore or more middle island, prefer eastern or western Nassau, if you commute by train, what you consider "good" schools and if you need/want certain things in a school district, and what you are expecting to get (type and size of house, condition, property) for that $550K budget.

Really great suggestions, some of which I hadn't considered :). Thanks! So the Bellmores, wantagh etc aren't affected by the plume? Is the plume a thing? Which of these areas, if any, have a walkable downtown with bars restaurants etc? I'm coming from Bayside, two blocks off Bell so entertainment is important to me ;). Is plainview/old bethpage commutable? Thanks all!!
ETA - to answer some of pp questions, for 550 I would hope for a fairly recently renovated home in the south shore. Middle island and north, I would be expecting something pretty old and outdated but as long as it was liveable i would be ok ??. Thanks again!

Well.....if you want entertainment I wouldn't go to Wantagh or Bellmore. Neither of them has a downtown.
What about RVC? It's very nice there and has some good bars and restaurants.

Maybe a small cape in massapequa... there's cute stretches down park blvd and broadway, just north of sunrise highway. I'm in wantagh - I agree, no diwntown!

I live in Farmingdale. You can definitely get a house for under $550K. Not affected by the plume. It has its own LIRR station and a really cool up and coming downtown/Main Street area. Lots of new businesses opening up, great restaurants, parades, festivals, summer activities, etc. Farmingdale schools are good -- I wouldn't call them fantastic -- but due to the large size of the district, there are lots of offerings -- sports, arts, music, elective classes, vocational programs, etc. Taxes will obviously depend on your home/property but its not a town known for high taxes in the same way other places are.

The plume is under areas in North Wantagh already. If you look, the Massapequa water dept has a projected map that covers a very large area. I think all of Wantagh, Seaford, Massapequa. Hopefully it gets cleaned up, but it always seems like they're studying solutions and doing nothing. The water will get treated, but I understand not wanting to live on top of it. Unfortunately, the Grumman Plume isn't the only environmental issue on Long Island.

This is what I was told (one of my closest friends is an environmental scientist). Contact the United States Geological Survey or visit their website. They should have information on the plume.

The most city like feel on Long Island is probably Long Beach. We just moved here from Oceanside (after living in the city a few years) because we wanted a move active lifestyle i.e., walk into town, bars, restaurants, run the boardwalk, bike, beach, fish, boat etc. We HATED living inland and found Oside and all those South Shore towns so blahhhh. Great houses for the ! But just boring and not intresting at all. That said LB has some drawbacks, it's far from any major highway but that doesn't bother us much and like living in the city you'll compromise on land and space. $550k won't go far here but you can def find something if that "city" feel is important to you. I'll never live anywhere else. No where compares. We love it here.

We live in Massapequa Park but zoned for Farmingdale schools. We are extremely happy with our choice of town and our neighborhood. I love it here. I agree with the PP that Farmingdale Main St area is great. Lots of good restaurants and things to do.
My taxes started at $13K but were grieved and are now at $10K. Most of the houses around here sell for the $450-500K range.

I just did a search on MLS and there are exactly 4 houses in NHP under 550K. Prices have been rising there pretty steadily. Good for sellers, sucks for buyers.

I think in Bellmore, maybe Merrick, you could find something in your price range. Definitely not totally re-done recently, but liveable until you can do the updates that you desire. There is a little bit of a downtown on Bedford Avenue. It's definitely not anything like Bell but you aren't too far from Rockville Centre which offers more of a walk able downtown. I'd suggest Rockville Centre but I think that the real estate is much more expensive there. Th commute into the city is good. I know there are the LIRR troubles, but otherwise it isn't a terrible commute, according to my DH. Parking at the train station can be tough unless you take an early train. I drive into Queens and the traffic does suck. My DS goes to daycare so we haven't yet had experiences with the schools but hear that they are great.
