Closing Costs vent

We are closing next Wednesday. Our good faith estimate was $17,600. So DH decides to call our broker to go over final numbers, he gets to the closing costs and he says......



$21,500!!!!!!!!!!!!!!!!!!!!!!!!!

And where do they think we can pull 3900 from?

sorry... we recently purchased our home and went through a similiar situation......just incase you weren't aware.....those fees are all negotiable.... we had fees reduced and even waived...... GL

That is what DH told me, so he is working with the broker. I think it was the initial shock that almost knocked me over.....

I know it stinks!! A lot of that is probably taxes - in most towns the tax bills were just paid, so you are going to be paying the sellers back for the second half tax bill. Also the mortgage recording tax is pretty high!
I think the bank fees are actually minimal when you look at them compared to the whole numbers, unfortunately... but if you can negotiate them, every litttle bit helps.Chat Icon

We are in a similar situation. We are hoping to close within 2 weeks and our GFE was around $20,000. I am hoping with everythng that I have in me that they are less than estimated.

If they are more, we are s c r e w e d.

It's outrageous! On top of that, we have been renting for 3 months in a furnished apartment, plus paying for a storage locker. They are milking us for everything!!!!!!!!!!!!!!!!!!!!!!Chat Icon

that happened to me in the past so this time i went thru every single line item to make sure that i knew how every number had to be calculated and recalculated them myself. i found out the taxes, when they were last paid, exactly what all the accruals should be, etc. A PITA but well worth it because there were no surprises at closing.

It totally s*cks what you are going thru! hang in there.

That happened when we purchased the house we are now selling and we also went through a broker and also had to come up with $4K. This time we went straight with a bank and after I receieve the GFE I kept asking her how much are these numbers going to change and she assured me that the most it would go up is maybe a $1000 so I am hoping she is right.
