closing costs vary b/c so many fees go into them! I think the first time we bought a home our lawyer said it was something like 5% of purchase price as a way to estimate the total.

I was told yesterday that it was about 5% of the purchase price...
Which is quite frightening!
For the home that we looked at yesterday it was about 15K in closing costs !
A lot of people i know do not realize this factor!

Our closing cost is extremely low. We had it meshed into the down payment.

i think ours were about 5% of the selling price. i think your taxes have a lot to do with it and how much the sellers have already prepaid because you will have to pay them back the amount they have prepaid.

On a 400k home with 6k of yearly taxes with 20% down... I am paying about 11k worth of closing costs. Suffolk County.
The closing costs include some property taxes pre-paid (about 4 months worth)... as well as my first year of homeowners insurance.
