C/O Issue..WWYD?? :(
If the seller did not want to pay for the C/O, and you put an offer on the house ***with the intention of gaining the item*** (shed/pool/gazebo/whatever).....would you pay extra for the c/o to be done?
Or, if the item could be taken down/away/or taken with the seller, would you ask that the price of the house be dropped the difference?
I'm so sad...I wanted this item so badly & figured the CO was in place. It's not. Seller does not want to pay for it, and neither do I...(saving every penny for my wood floors I want)....seller said they'd take it with them, but I put an offer in under the impression that this had a CO...the item is worth around 5 grand. Should I ask 5 grand off the house now?

Friend of mine bought a house last year No C/O for the deck They bought the house anyway knowing there was no C/O for the deck and they realize in the event they sell the house they will need to either get a C/O or tear down the deck...
I don't know if that helps you...

I came up in my offer during the negotiating process, figuring, "well..I AM getting a gazebo with jacuzzi." And now if I am not, I'd like the price to go down a little.

We walked away from a house that didn't have a CO on a garage conversion. Too much hassle to be honest...
I think it depends on what the item is. If it's important to you, and the item is worth more than the CO, pay for the CO. Hope that makes sense. If it's like a garage conversion I just worried it wasn't put in by a licensed contractor and if left can be a hazard (electrical work, etc.). If we paid for the CO what if it wasn't up to code and we'd have to pay to upgrade. I hope your item is something you can work around and you can get your house.

We backed out of a contract b/c the sellers never received CO's for a ton of house work. The taxes, the headaches,etc.
Why wouldn't the seller just obtain them from the beginning?? B/c its a PITA, so why should the potential new buyer inheret someone elses problems??

This happens when the sellers agent doesn't verify and lists them with star or senior/vet enhances star
You are not suppose to do that!
So they didn't go up...they were just corrected to reflect what they are with out those programs

Neither the appraiser nor the inspector will be telling the town about your jacuzzi. It just depends on whether your lender looks further into it. As an appraiser, I've never had a bank ask for a CO on a hot tub - I wouldn't even mention it in the report since its not considered a permanent structure.

It could become a problem with the mortgage if it remains without a CO. Its the gazebo more than the hot tub that could be a problem.

are you sure the gazebo needs a CO? Each town has different requirements on what actually needs a CO.
I know Town of Babylon has rules for sheds and decks and if they are under a certain size you wouldn't need one.
So double check before you get nuts trying to figure out a price or whether to keep it.

I agree with this. We had something that techincally required a CO but the bank didnt require it. We still had $5k knocked off the price to compensate for the cost of "legalizing" it if we needed to.

I would definitely look into your specific town requirements. If they say a CO is needed, I would definitely start negoiating the price.
And like a PP said, your biggest obstacle might be the bank - they may not allow you to close if they deem that a CO is needed and there isn't one.

I bought a house missing 2 CO's--my loan came from Chase, my house appraised for more than I paid, and the CO's NEVER came up again.
I doubt it'll come up.
