Anyone know of less expensive areas to live within an hour and half commute to NYC?
obviously somewhere where crime is not high and schools are decent with a decent neighborhood. I think I'm dreaming right?

Less expensive than what? Are you only talking about Long Island?
In Nassau, I would say areas such as Levittown, Hicksville, and Farmingdale offer a bigger selection of affordable homes (under $350K, and in Levittown, you can get a non-distressed property for under $300K) and taxes are reasonable (in Hicksville, they probably the lowest and average around $7K). They are all convenient for commuting to NYC -- Hicksville is a big LIRR hub, and while Levittown has no train line, it is relatively close to the Bethpage or Hicksville or Wantagh train stations.

East Rockaway - I live here now but am in contract. Taxes are about $6K. There are a nice assortment of houses here for under $400k.
ETA: We're on the Long Beach line, so it isn't the best one out there but others are worse. Train is 40-45minutes

Other than Oceanside, I'd suggest Baldwin Harbor...I know most of the threads here discussing Nassau's South Shore tend to harp on the popular nabes like Rockville Centre, Lynbrook, Wantagh, Merrick, Seaford, etc but Baldwin Harbor is right next to Oceanside and absolutely affordable if you know where to look. We pay around $5500-6K in taxes a year. I can't comment about the school districts (we are CF) but the area is safe (in my particular section, I've left my car doors open by accident and nothing happened) and its absolutely quiet (especially the closer you get to Baldwin Park on the south end of Grand Avenue).
LIRR Baldwin to Penn Station (Babylon branch) is only around 38-42 minutes, and parking spots are usually plentiful until 8:15 am.

Several areas of NJ and Upstate NY. I think your not gonna find anything that cheap here on the Island in a decent school district.

I am in Lynbrook now, house is for sale, but I consider Lynbrook as safe area as well as Rockville Centre (however RVC is more expensive)

We were looking at Harriman, but it is on the wrong side of the Hudson DH said. He commutes by train into NYC.

I should have been more specific meaning off of LI. We have totally outgrown this small ranch in Melville and we don't want to do an extension. We are looking to rent the house to family when we move since the market is so tough and we wouldn't get much if we sold.
DH went to school in Pleasantville but that area looks a bit too pricey. We are looking for space while allowing DH to have the same time commute to NYC.

exactly. there is also bus service coming right in to the city. we researched our options on both sides of the hudson.
you could even drive across the tappan zee if you wanted and take the metro north.
from the newburgh area, you could drive over to beacon too.

I agree- we saw ALOT of houses in Levittown that were affordable...especially in the Island Trees SD b/c the taxes are lower. Also, try looking in East Meadow.

I would say Whitestone if you are planning on buying a co-op.
A house around here starts around $450,000 and needs to be gutted and is small. Average house price is $550,000+ right now and needs some work.

I grew up in Whitestone and live in Whitestone. Granted it is a great area. Close to all. The homes are expensive. Our home is currently on the market. We are looking out on the Island because we would like more property.
