ahhhh, cant decide - 2 homes!

we have a problem, a good problem i guess Chat Icon

we found a home in massapequa/plainedge and jumped on it. it was on the market for 3 days and the seller had over 10 full asking offers. our offer was accepted last night. it is an amazing home but the taxes are 12k without star, a little more than we were hoping for. the house was priced very fair though.

the same day we put an offer in on that house, we saw another home in massapequa park that we really like. this one doesnt have as much curb appeal as the other and 1 less bedroom (3 instead of 4) but it does have an additional 1/2 bath. the price is about 20-30k less depending on what we settle on and the taxes are 3k less Chat Icon Chat Icon

we dont know what to do. we LOVE the plainedge home. it needs nothing short of new appliances. but, our payments would be about $375 more per month than the massapequa park home.

do you go with a house the you love Chat Icon and pay a little bit more per month or do you go with the house you like and over time, make it the house you love and save $375 per month?

we will need to make a decision within the next 2-3 days. Chat Icon

Honestly I would go with the one I love and stretch a little now. In the long run your salaries will go up and you will be happier in the house you love

If you can afford both, and feel comfortable with the monthly payment on the more expensive house, I'd go with that house. It sounds like you love it more, and at the end of the day, if the Massapequa Park house needs more work, it may not work out to be a better deal anyway. For example, exterior work to enhance the curb appeal tends to be costly. Also, I think I recall you saying that you really wanted a 4 bedroom house and wouldn't want to settle for a 3 bedroom.

If you got the Massapequa Park house, would you be able to get the first house in Plainedge SD out of your mind?

Did you verify the taxes on the Massapequa Park house, too? Some forget to or for whatever reason don't include the additional village taxes on the listing.

I would go wtih the house you love - especially if you are planning on staying there for awhile!

ITA with this. If you can afford it, I'd go with the one you love. I've had to improve the curb appeal of my last 2 houses and it can be very expensive. I also find that everything takes longer than you think it will. The house I'm in now we didn't need to do anything to the inside which was really nice and well worth it.

eta: I have a 3 bedroom now and I wish I had 4.

we can afford both. the more expensive is actually about $200 less per month than we are paying now in our condo.

the other benefit to Massapequa Park is that our son could (if we needed) get a bus from childcare to school and back to childcare after school. that isnt an option in plainedge. should that be a deal breaker? i mean, that isnt something that is an option now. its a luxury but we could always figure out other arrangements. its just so convenient. I wouldn't make the bus thing a deciding factor because school districts can always change their policy down the road and cut extra services.

Fixing the outside of a house is expensive.

I did a fence and now need brickwork and we took down trees..etc..we had to do it over years since it was so much money. And we have next to no property.

I would go with the house you love.

Is that taxes with Star?

I would go with the first house and request that they greive the taxes since it will be too late for this year when you are in the house.

ITA! I would go with the one you love! You never know if you will be able to make those changes in the future that you want to, versus knowing you're comfortable with the additional payment now.

Turned out for the best. You always need more bedrooms. The house is done. Cheaper than your current place and all done.
