Re-listing with another agent
Hi ladies is this something that's ok to do? DH and I aren't happy with our current agent and our contract is up at the end of March. DH thinks we should re-list with another agent but I don't know if it's worth it or even a smart thing to do - thoughts?. I think we should just stay put for a while and try and sell later on again.

People often switch agents when their contract expires and re-list with someone else.
But I wouldn't switch just for the sake of switching -- it may not be your agent's fault that your house didn't sell (or it very well may be!). I would ask yourself - Why aren't you happy with your original agent? Did you feel that he/she didn't deliver all that was promised? Was there a problem with his/her marketing plan? Did he or she not communicate with you and/or advise you as expected?
If a house doesn't sell when it's listed, it's either because (i) it's not priced right, (ii) there's no access to the house (buyers can't easily see it/it's hard for agents to book showings), or (iii) it's not being marketed properly.
The agent has sole control over (iii), and the sellers have control on (i) and (ii) -- hopefully the sellers get input from the listing agent on those issues, but ultimately, it's up to the seller to agree to price the home correctly and to make sure there is access to the home for showings.
If you have valid concerns about marketing and the efforts your current agent put in, or if you feel that she is not communicating with you the way you would like, then definitely research and talk to other agents. See what they have to offer, and then you can make a decision. It doesn't hurt to look around, get some recommendations, etc. You cna always decide to re-list with your agent if you don't find anyone you like better.
I would not wait to re-list. The market is really heating up, and there are so many buyers out there looking now. Homes that are priced right are selling within 30 days.

we had our house on the market a year ago with another company. She was NOT aggressive and only a few people came. We listed with someone else a year later who was great, but we had to lower our house. We had a lot of traffice and now have our house sold. We are in the process of using another agent to buy our house we are going into contract with, because that whole office screwed us over on a short sale. I will have nothing to do wuith them, and dont want them getting any commision from us on purchasing our next house.

AS always i agree with Christine. If you are unhappy wit your agent switch, although it might not be their fault the house didnt sell.
We have been in both shoes: We were NOT happy with our first agent. Ok, yes the house didnt sell with him but he also wasnt what we were looking for. We felt like we were alsways put on the back burner, he NEVER gave usfeedback, we would go weeks without hearing from him etc.
We have now relisted with another company and agent and although we have been on the market for about a month and have not sold, we are much happier wit this agent. She touches base with us some times twice a week and even will text us with any updates she might have. She gave us very helpful ideas and constructive criticism. We are just overall happier with her although not happy we havent sold yet

I am in westchester. So feedback from showings on avg was we priced good. I am in a co-op - i think the cons were the maintenance and the 2nd bedroom was kind of smaller than folks wanted.
We did reduce the price once... She is the listing agent for at least 4 other units in our complex. Every time we talk to her about whats going on - she makes reference to other 2 bedroom units that have a kitchen redone. We remodeled our bathroom and have had really positive feedback. The kitchen hasn't been done because of the cost. The other units that have had kitchen work has just been a refacing.
I'm just frustrated and we really want to move!

We switched after 6 months.
1. The first agent talked us into listing too high and I'm sure that is one of the biggest reasons we didn't sell. I think if we had listed where we wanted to, we might be in my dream house (that has since sold ) I wish we listened to our gut.
Then she wanted us to drop 65K from her original price. It was just insane.
2. When you get a new agent, they are fresh and excited to sell. If you renew, it's just an extension.
