What are fair expectations of a listing agent?
My house has been on the market for almost six months. The listing expires on Monday. We are going to take it off the market indefinitely, but we'd still like to sell someday fairly soon.
The current question is: do we use our current agent next time, or go with someone else? On the one hand, we aren't faulting the agent for the house not selling; we could only lower the price so much and the market is what it is. However, we do feel disappointed, because we don't know if the agent did everything possible. Weeks went by with no communication. I don't know if that's the norm. Once we got to our lowest possible selling price, it seemed like the agent didn't want to bother with us anymore. Overall, it seemed like there was a real lack of effort. But I also want to be fair- what could the agent realistically have done?

I absolutely feel your pain 100%. Our home also has been on the market quite a while. We also have lowered the price to the lowest selling price we could afford to go. We are the lowest price home on our street offering the most. We are the lowest priced 2 Car Raised Ranch (High Ranch) which is larger than a one car in all of South Huntington. Price of homes on my street $584,000, $579,000, $499,000, $539,000 and then you come to me $449,000 - $459,000. Yet No agents come on brokers open house or No agents bring any clients to see it. What I don't understand and this is a reason why we purchased the home is that if one of us were out of work, we could rent the bottom to help pay the mortgage, I would think this would be an excellent home for a new couple having the option to do this. Also our home is considered a professional location even though it is not on the main street and their is on street parking. Perfect for a home office. Our home should be bringing in buyers looking for a family home, looking for a mother/daughter, and professionals.
