Kitchen renovation quote
So we want to renovate our Kitchen by knocking down a bathroom, mud room and dormer wall and making one big open area for a Kitchen/dining (also making new bathroom and moving laudry upstairs). It's a big project, but I the quote we got was for $100,000 and that doesn't even include appliances!
I can't believe it, there has to be a way to do it for less or else we won't ever be able to do this project.
Any recs?

Re: Kitchen renovation quote
Is there a breakdown for each project? Demo Knocking down walls/putting new support spans in, and possibly reinforcing posts in the basement Building new kitchen -flooring -plumbing -electrical -heating -cabinets -countertop Building new bathroom Building laundry room
Depending on how that's broken down, and what's involved, I could definitely see 100k as a reasonable amount. If you had it broken down, you could decide what you wanted to cut back on, or eliminate (save the bathroom for a later day, for example)

Re: Kitchen renovation quote
Yes it includes cabinets but not appliances. It also includes headers and 2 steel columns for the dormer wall. The total space is 12x24, but the new kitchen will be about 12x15 of it.
We did get a breakout out and some things are way way too much! Like $3,500 for molding over the cabinets and $7,200 for flooring- it would never cost us that much for flooring if we brought in someone else. The bathroom is approx $7,000 and the upstairs laundry is approx. $5,000.
I just feel like people renovate a house for that much- this is just the middle of my first floor!

Um that is ridiculous!
I recently gutted an entire house (minus bathrooms) and I haven't come close to that. We spent less than 1k on thick 4in wood planks for the living room, kitchen, foyer, and hallway. Then spent 3k to have the floors finished PLUS the dining room and 4 bedrooms (they had nice original wood already). I also tiled an entire den. I saw tile from $500-2k for a 15x20 room and some guy installed for cheap.
Also we just got new molding for our kitchen cabinets and it was a couple of hundred only.
Is this guy a contractor? Because we got a quote from a guy to rip our walls down and remove debris, then re-sheet rock for 26k and we wound up doing it for wayyy less than half of that. We just had a different person for the job.
I would keep on looking!!! Good luck.

i have to agree with this.
a lot of people dont realize youre not just knocking down a wall and youre done. there is plumbing that has to be redone (and new pipes purchased) and wiring (which costs a lot of money.)
obviously, labor is a huge part of what you pay for, but it's a much bigger job thatn what people "see."
get a breakdown of the quote.

Re: Kitchen renovation quote
Have them do a requote by you purchasing the things like cabinets, molding, flooring, etc. on your own. Labor will definitely be costly especially with moving plumbing too. But that quote does sound way high.

Re: Kitchen renovation quote
We demolished our kitchen and redid it. Removed a load bearing wall, installed a new header beam to take the load, ripped up the floors, put down new subfloor, layed new tile, tore out the ceiling and sheetrock, put up new insulation and sheetrock, tore town the ceiling, put up new high hats, corrected and re-ran all of the electric, tore down all the old cabinets, re-ran the plumbing because we moved the sink and dishwasher, bought and installed all new cabinets including upgrades (soft close doors and drawers, super susan corners, pull outs, appliance garage, trim to ceiling, kick plates and skins), created new vent from microwave to outside, got new quartz and granite countertops, removed and re-hung the siding outside during renovation and painted.. for less than 15K (I THINK) with all materials. We did the work ourselves (more accurately my husband and his friend did the work and I pointed and directed).
Is there any way you guys can do the labor or pitch in to reduce cost? Either way I have to say that I think 100k is NUTS.

Re: Kitchen renovation quote
Rojerno- that's amazing! We're looking into a smaller contractor and we're hoping if my husband can help him out with demo and other things that we can bring the cost down.
We are not looking into high-end cabinets/counters. Shaker doors, pull outs and granite but nothing too crazy.
Thanks everyone for your input!

Honestly, it all depends on the size of your kitchen and the type of cabinet you pick. I just spent 120-140K on my kitchen. The cabinets alone were 63K and that didn't include installation. I spent 15K for the marble countertop. The appliances (Wolf oven and rangetop, subzero fridge, two bev/wine fridges, two dishwashers, Wolf microwave, vent for range, etc.) cost 20K. So that is 100K just there with the cabinets, stone, and appliances. That doesn't include any labor. I also installed a wood floor in the kitchen, pushed back one wall, removed another wall, and had to move a window. I installed french doors to the patio. I also had to change the heating system because I removed the walls where the baseboards were. I also had to add tons of electrical (overhead lighting, lighting under cabinets, lighting in glass cabinets). Oh, and the knobs and pulls for the cabinets ran 1,600. The only thing left that I have to do is the backsplash. I am currently renovating an entire house (I am almost done and will move in less than a month) and the one piece of advice I can give is that everything costs much more than they tell you. If you have expensive taste, watch out!
This sounds like a very high end kitchen. On average using quality materials and reliable brand name appliances it should be way less in an average sized space.
Btw-share pics!! Can I live in your kitchen?

I could have written this myself. We did the exact same thing, every detail! We spent about $23,000 and that includes a family friend labor charge for doing it!

Re: Kitchen renovation quote
It sounds like your general contracting is what's bringing your budget up. I recommend that you call Sal at Heartwood Construction (mention Ken Kelly recommended you call him) His number is 516-781-6900.
Good luck!

Re: Kitchen renovation quote
the quote may be high or may not be.
However, you're not doing a kitchen renovation. You're doing a kitchen renvoation, moving load bearing walls, a new bathroom, and moving the laundry room to another floor.
This isn't a simple pull out the cabinets new floor and put new ones in and patch a few holes.
Also, what cabinets are oyu getting? my cabinets I got a great deal on, they were 18K, my countertop another 4K. You can easily spend 50K on a kitchen renovation if not more. And you're doing a lot more. Again, I don't know if you're actually doing a 50K level kitchen renovation, nor how much the other stuff costs.
I'd get a few more quotes. but I thinki you really need to check the details from one to the next, unless the contractor you got the qupote from is a real rip off artist, I'd be very wary of quotes that come in at half that.
I DIY a lot of things, you're comments about the 15 and 23K renovations are apples and oranges. for 1 size of the ktichen, brand of the cabinets, configurations and levels of granite play a big role in the material cost. Labor is very expensive, and this isn't just a simple kitchen project.
Its like saying I did a home renovation it cost 30K how could yours cost 100K?.... well I bought a car it cost 20K how could yours cost 50K, you bought a car too.
I'm sure that the person who paid 15K for their kitchen would have paid double that to have someone do all that work

Re: Kitchen renovation quote
I agree with what others have said, you will definitely get more bang for your buck if you shop around and negotiate pricing for the different components of the reno separately.
My father, who is a vendor on here, (Dynamic Kitchens & Furniture) I believe is running a promo for free installation on kitchen cabinetry. I know a lot of women on here have used him and were happy w/ his quality (all custom cabinetry. no fillers, no wasted space, and no MDF).

Re: Kitchen renovation quote
Honestly you are doing a lot. Putting kitchen renovation quote in the title is a little misleading. The bulk of that cost is labor, so yes if you can do it yourself or get someone else who can do it for free or minimal payment than you will save a ton. We did our bathroom and kept all the fixtures exactly where they were and tiled only the bath tub area and spent 15k. Thats with the drawings being free (I'm an architect), trade discounts for marble and tile and a slight discount for using our neighbors brother. Personally I think the 100k is a good price, but like others say you want to shop around.
