Towns in NJ commutable to NYC

I tried to do a search, but I either got 1,000 irrelevant results or one single irrelevant result, so I'll ask here.

What towns are not extravagantly expensive in NJ that are within a 45 minute commute from midtown?

We are looking for a home, as opposed to a co-op or Condo, and would prefer it not to be a Homeowner's Association. We are about a year out from buying a house, but I just got a job in NYC and really hate the LIRR...I'm not sure I can tolerate it for more than one year. I don't mind driving to NYC if the commute is not too long. I could not drive from Nassau County.

Look for homes near the Morris-Essex train line. For an hour or less end at Morristown or Basking Ridge but BR is $$$$$.

In bergen county I would look into Tenefly, Closter, Demerest and there is one more that is right there. Great schools and about 45-50 minute drive into the city.

I am in Marlboro which is central Jersey. It is 50-60 minutes by bus. They don't have a train line but there is one about 15 minutes away in Matawan. I LOVE it here and am so glad we moved.

Thank you! I saw some homes in Tenafly that I loved. The neighborhood seems great as well. I was checking out towns just over the bridge/tunnel, like Fort Lee, but the neighborhood seems to change very quickly... How is Paramus?

ETA: Also, are there any bad parts of Tenafly?

try the areas around Giant Stadium- Lyndhurst and Nutley. Also the areas around the mall on Route 46 like Wayne (be careful though 'cause a lot of it floods).

We lived in Lyndhurst for about 2 years right when DD was born. It's about a 35 minute commute into NYC- it's about 20 minutes on NJTransit to Hoboken and then 15 into city via Path.

It's a nice area, a lot of Italian Americans. A few cute restaurants, etc.

Nutley has a bit of a bigger "town" than Lyndhurst, but I think it is slightly more pricey.

We were looking at Nutley, but a friend lives there and said that there is only a bus to NYC, and her commute is more than an hour. I was also looking at Wayne as my aunt is a minister in a church there, and we like the neighborhood. The flooding scares me though...

Honestly I would not look at Wayne. The families there are trying to have the town condemn their homes because of the flooding. I would be extremely concerned about moving into that town. Of course it is a street by street basis, but the flooding there is no joke.

My Best friend lives in Montclair. It's close to the city, a beautiful town, & a great center of town with cute restaurants and shops.

My DH's boss lives there and I hear their school districts is one of the tops. From all the things I hear I thing the whole town in general is very nice. The houses go in the millions so I would assume its a better neighborhood.

There are a lot of nice areas in Paramus - I know a lot of people who live there. Their taxes are $$$$ though (as in the case with a lot of places in Bergen County).

I know you mentioned something about driving but, I'd try to find a place with train/bus options as well because traffic can be a PIA during rush hour.

I live in Union County, where the taxes are less than Essex County (for the most part) but I am so close that I use the direct trains into NYC from maplewood. I really like my area alot - I would look in Springfield, Cranford, Westfield, Maplewood, Montclair, Scotch Plains, Metuchen.

I have family in Park Ridge and Montvale, NJ. They are both nice towns. I took the bus from Port Authority to Montvale once and it took 45 minutes. Im not sure how much the homes are in these areas though.

Paramus has one of the lower taxes in Bergen County because there's alot of businesses to absorb the taxes...

I too used to live in NY (Queens) and settled in Rutherford (next to Lyndhurst).

It's a cute town with a walkable downtown, train line and buses to get into the city within 45 minutes. I work near Lincoln Center and my door to door bus commute into the city is anywhere from 45 mins to 1 hour.

School system is good, lotsa treelined streets and very safe.

If you need more ideas, check NJ Citydata board.

Rutherford is still pretty affordable. Nutley is another cute town nearby but does not have a train line. You can get a nice 4BR home in either town for 400-500k depending on proxity to downtown.

I looked at a bunch of very nice NJ towns close to NYC (Westfield, Ridgewood, Cranford, Summit, Westwood, Metuchen, etc.) before deciding on Rutherford. I've ruled most of the above out because of price, commute or other factors. If you can tell me more about what's your price range and what's important to you in your next town I'll give you better recommendations. FM me if you need more info.

Dh and I looked some houses in manalapan and east brunswick. I worked with several people in midtown that commuted from those towns, they took the bus into port authority and walked to the office

FYI to those mentioning flooding in Wayne. Wayne is a HUGE town, about 20 miles wide and the whole town does not flood. Only a couple of areas.

There is train service out of Wood-Ridge. There are a lot of options during rush hour and it's a quick ride to Secaucus since there are no stops in between.

If you're going to go to Essex County check out a little town called Cedar Grove. It's very commutable to the city and is very family oriented.

Flooding is no joke here in Wayne but it is a very large town. The locations that that the OP should be wary of are surrounding Route 23. It is not the entire town. Just want to clear that up.

To the OP: Wayne is a great area to look but it is not 45 minutes to the City. It does have great mass-transit though.

You mentioned Nutley - yes, there is the bus but you can get the light rail down on Bloomfield that takes you straight into Penn Newark. Its a nice town.

FM if you have any other questions, I know North Jersey well. :)

I went to school in Teaneck (about 10-15 minutes over the GWB.) Its a nice town. The houses are cute and its got a nice main street!
