So, Im a bit hesitant to say anything.....BUT
We are IN CONTRACT. It's our third contract, so that makes me nervous. HOPEFULLY all will go better from here and we will close before my kid starts High School.
It's not our forever house, the SD kinda stinks. But it is a FABULOUS price and hopefully when the market turns around (if), we can sell and make a nice profit for our forever home in a better SD.

thanks all, buying a house is a PITA. Hopefully things will now go a bit more smoothly. It needs a ton of work, but in the end should be a great house.
