when to buy a house
Ok my husband and i have the money saved for a downpayment on a house now we are not signing a lease for next yr so we have exactly 1 yr, ( we will need to leave oct of 07, anyway i want to start looking now but my husband says prices will come down more and we should wait, im just afraid that spring will come along and then will will have to rush to buy something cause i was told it could take up to 90days to close, what do you all think should we start now or wait????

I would start looking now. We started looking in November of 04 and didn't get into our house until June of 05.

definitely start looking now.
you can get a great price in this market in the wintertime, there is a lot of inventory. and it might take longer than you think to find your house.

I would start looking now to get an idea of exactly what you want. We started to look in the summer of 2004 & did not find our house til March 2005 & closed on it August 2005.
You never know, you might find something out there now & truly want to get it before Oct 2007

looking can't hurt. We started in August, and we will be closing on our house in January. If you find houses you like, you can watch them and see if the prices drop.

I would agree on starting now - Question though. What happens if you find something right away? Are you prepared to buy now or are you prepared to walk away if you arent ready? Scott we are prepeared to buy now and we can walk away, thats why i thought it wouold be good to start looking now, because come spring we will be crunched and i dont want to buy cause our lease is almost up you know....

Anything in the 300-350K range goes like hotcakes...one thing I learned about that, make an offer before you leave the houe and put a binder. You can always think about it later and say no if you really don't want it. But if that's your price range, or something close to it, those houses move quick!

Also make sure you are prequalified and pre approved for a mortgage before you start to look, so you know what you can afford and if you make an offer, your offer will be stronger then someone who isnt pre qualified or pre approved for a mortgage scott

start light looking- ie online, open houses, newspaper etc to get an idea of what you are really looking for. Then go see a realtor after you have done all of that. Things move quickly when a realtor is involved. Thats my suggestion.

If the homeowner accepts you offer, you can still say no...most of the time, I think they make a stink if they don't have any other offers, though. Just confirm with the real estate agent you use. I could be talking out my a$$!

I would say a binder for $100 doesn't mean anything. Your putting a binder down does not hold the house or prevent the sellers from accepting another offer.
Go look now. You my find your house in 2 months or 10 months. I would look online and in the paper to get an idea of what you get for your money though. Decide on the type of house you want, the size, the street location or neighborhood and the price you are comfortable with. This will help you decided if you want 2 bedrooms or 3, garage or no garage, basement or none, gas or electric, lots of property or not..etc..Keep in mind that there is no perfect house. You will end up getting about 80% of what you set out looking for. Good luck and try to be open minded when looking. Look beyond the carpet and paint and picture it with colors and the decor you would pick.

The best thing to do right now is to try and get a feel for what style home you like, what areas you prefer in the towns you listed, the things that are most important to you (for example, a basement? garage? 2 bathrooms? etc)
It can usually take some time to find the perfect home - and especially with all the inventory on the market now - it's best to get ahead start.

I would start looking now. Prices may very well come down a bit more by spring, but I have the feeling a lot of people are waiting and doing exactly what your DH suggested. Which means you may not have much to choose from in the spring. Plus, people with kids will be in a rush to buy before the next school year starts.
I would start now. If you see something you like keep an eye on it--the price may dip a bit more. Winter is a great time to look generally since many homes are just sitting on the market and you won't have as much competition.

I agree! We bought our house in the winter! but you never can predict how the housing market will be so def plan ahead and start now!
