I would start looking now. Making a list is great too because as you look at houses your items of importance may change which will help in making any decisions. I know mine did when we were looking at builders. Their were some things I definately wanted and would not budge on and their were some things I wanted but became flexable with. Then their were things that werent even on my list but wound up being included so that to me was a bonus.

It cant hurt to look now. It will let you know what is out there, put things into perspective, and you never know.

Plus like someone mentioned earlier get pre approved for the mortgage. It's good to know what you will qualify for.

Dh and I started Looking In Nov of 05 and we found our house in march of 06 and went to closing at the end of june.write down exactly what kind of a house if its a highranch, ranch, colonial Its what you and your Dh is looking for and how many rooms you want and a basement or if you want a pool in your backyard. What does your lease say about leaving early? If you just lose the deposit - or pay a small flat fee, I would go look now. If you find something you really like, the small loss could work out for you.
