Selling a House Question - Relocation Related - LITTLE UPDATE IN 1st POST
If you knew 100% you wanted to leave the island/NY..................................................
Have any of you ever sold a home BEFORE looking for a job out of state and relocating? In the interim, renting until you made the move?
UPDATE
So after talking with DH and looking into "typical" and "common" relocation packages at the executive level it seems like we'd be making a HUGE mistake in selling first on our own. Many relocation packages will cover (for the seller) the real estate agent's fees, help with the sale of the house, AND even pay the different between what it sells for and what it's owed if it comes to that. On the flip side, they will also help with the purchase of a new home by paying for the closing costs and even finding you a low mortgage.
So if they can help us sell, absorb some of the costs associated with the sale of our home AND help us get into a new house we'd be so foolish to leave that on the table. Utilizing the relocation package will save us thousands upon thousands of dollars. Thankfully, relocation packages are generally standard in DH's field, he'll just have to work out the details when the time comes.
So long story short, he's going to look for a job and then we'll tackle the house sale with (hopefully) the help of a good relocation package. Thanks everyone for your input!!.................I'll keep you posted on how things are going. Really looking forward to possibly moving and getting a fresh start, I'm excited for the adventure!

We moved while still owning our house and rented it out (while renting ourselves). It was super stressful being a landlord from far away and in the end, it just delayed the inevitable headache of selling our house (from far away). I like your suggested way much better - get the stress of selling the house out of the way first!

We didn't do it this way since we knew we were relocating (DH had a job transfer.) We sold our house and built a new one where we were moving. The timing worked out perfectly. We closed on the sale on a Monday and closed on the purchase that thursday. But it was stressful bc we needed to sell or rent our old house in order to get the mortgage for our new house.
With what you are suggesting it definitely eliminates the pressure of needing to sell within a time frame but it also means moving twice - once into the rental and again to your new place. And you need to factor in costs for storing your things.

As far as the moving twice, I'm okay with that. The move from NY out of state will be covered by DH's relocation package............we'd just have to cover the LI storage/temp move.
We were considering this because we want to be able to leave NY with a clean break owing NOTHING on the house. We don't have a ton of equity because of the housing crash so our fear is that DH finds a job, relocates ahead of us, and then worst case scenario.............the house doesn't sell for enough and then we're in a pickle. I don't want to deal with that. We're figuring if we can sell the house first then we at least know exactly how much cash we'll bank AND we're also free to move together as a family as soon as he accepts an offer.
I was curious to see if anyone has done something similar and how it worked out for them. We're a little nervous at the thought of selling the house first but at the same time, it would eliminate so many other stresses like possibly owing the bank after it's sold and me and the kids being left behind for who knows how long until it's sold. This seems like the better option for us although a little nerve wracking.

we left brooklyn for PA; we didnt own in bklyn but bought a house in PA. we both had jobs in NYC so we relocated without having jobs first, and commuted to NYC. DH found a job first in Philly a few months later; while I stayed on at my job for 2 years. i worked for a good company, carried our benefits etc. and its in publishing; there werent alot of publishing houses in Philly. (there are some);
after I had DS in 09 I commuted for 6 more months and then found something part time locally.
But we only kept our jobs b/c they were in commuting distance.
so this probably doesnt help u much..lol.
you could always rent temporarily somewhere in the new city before buying.

We're going to rent in the new place for sure until we figure out exactly what neighborhood we want to settle in and then we'll buy another house. We won't be leaving NY until DH finds another job, which will likely happen quickly, so that's why I want to make sure we can get the house sold and for the right place first.
Worst case scenario would be DH takes a job, leaves, and then we're stuck in NY trying to sell the house for who knows how long. Once the relocation package runs out (they usually cover rent for a few months) then we'll be strapped trying to support two households. I don't want to deal with that financial craziness. This is why we're considering unloading the house first before doing anything else. I'm just wondering if that's completely bat$hit crazy or makes total financial sense. lolol

We've done this multiple times.
Met in Atlanta and we both owned homes. DH sold his and moved in with me for a few months before we moved to Seattle. I had an offer on the house, but it fell through the day we drove away. Neither of us had jobs lined up in Seattle and we rented an apt until we found jobs a few months later then bought a house. My Atlanta house sold within the next month, thankfully!
4 years later we did the same thing when we decided to move to NC. We had an offer on the Seattle house the first weekend on the market and it sold in a month. We rented a house in NC until we both found jobs and bought a house (only took a few months).
DH got a job on LI and our NC house got an offer in the first weekend on the market and closed in a month. We were in a rental here until we got a lay of the land (plus it took a long time for us to find a house we liked).
DH got another job offer out of state and we'll be moving again in a few months. Problem with with way things work on LI is that it takes SO long for closing to happen. I've never experienced the long wait for a house to close as it does here (GA, WA, and NC were all within a month, but it takes 3 months in NY, for some weird reason). We're planning on renting a place in the new town and we'll have to fly back to take care of closing. Hopefully we get an offer the first weekend again like the other houses, but selling in winter is going to be difficult!

My friend has relocated for her husband's job numerous times.
The relocation company handled the sale of her homes and offered to buy it from her at a certain price if it didn't sell within a certain amount of time (it was below market but, you would have an idea as to how much you could get for it)...

The one issue I see is how long do you plan on renting for. In my experience we always had to sign a lease agreement which was usually a year long. I am not sure how many rentals are out there where its month to month. Plus if you have any DC in school I assume you wouldn't want to take them out of the school district just to put them in another one when you move out of state. If that's the case you could be limited to where you can rent. And renting isn't very cheap here either another thing to consider.
I am a bit confused though your DH doesn't have a new job but will get his relocation covered just wondering how that will work since most times jobs cover you expenses if the job asked you to take another position in another state.
Is your house in a desirable area? If so do you really think it will take long to sell? I would maybe speak to a real estate agent and see realistically what they think you will get for the house how long it would probably take to sell etc.

I relocated out of state for a few years. When I left I didn't have a new job lined up, but was doing a lot of phone interviews. Within 3 months I landed a great position in my field.
As for a house... I 110% recommend renting first.

Likely only a few months renting on the island, although we may have be able to crash with family if it's only short term. With regards to school..............since it would be close to the end of the school year I'd probably just drive my DD to the bus stop to finish out the year.
DH would not be staying with his current company, he will be looking for a new job with a new company. However in his field, any job he takes will come with a relocation package. It's industry standard for what he does.
I live in a nice area with great schools. We've already had an agent in and based on what she has said and comps we were shown almost all of the houses here were in contract within 1-5 weeks. That being said, I don't want to risk it. We have a nice house, 100% move in condition but I want to make sure we sell with no issues and get a clean break which is why we're thinking of selling first.

I think that if in your area houses go into contract within 1-5 weeks, I wouldn't move twice. You can put the house on the market in mid-may and that gives you all summer to go into contract and close. As soon as you go into contract and inspection is done, you can meet up with your husband and be together as a family. Ideally he should be there first to scout out neighborhoods and a rental for the family. This way, you can move your kids in and have them start the new school year settled.
One thing you may be underestimating is the effect that moving will have on your kids. Even moving out of your home into a rental on LI can affect them as they'll feel unsettled and you have no way of knowing what fears or concerns they may develop. Even the seemingly most well-adjusted, easy going kids can have a tough time with a move. If your DH's new job will pay for a rental there for a couple of months, then what happens? Do you and the kids then move into the rental in your new state that DH's job pays for and then again to your new family rental and eventually to a new house? ETA: I remember from your posts that you really want to leave LI so yay for you guys for starting to get things in motion. We relocated OOS 2.5 years ago and it has been amazing!

My only concern with him accepting a job and going ahead of us is the house either takes a long time to sell (for whatever reason) OR we can't get what we need for the house to make a clean break. I don't just don't want to end up in a short sale situation or carrying two households. That's why we were considering selling first and alleviating that burden before doing anything else.
As for the renting, ideally we'd like to find a rental right off the bat that we'd all stay in until buying another house. That depends on the the relocation package I guess, we won't know specifics until the time comes. We've were just in MA looking at various neighborhoods and areas to see what it's like and where they are relative to the potential companies DH could work for.
It's A LOT to think about and there are so many details to work out. Feels a little overwhelming and stressful right now. We've moved before but that was before kids and a house.............it was SO much easier!! lol
Where did you end up when you left the island, do you like where you moved to?

We always get a 6 month lease and never have trouble finding a house we like in that time frame. We usually unpack only essentials and leave everything else boxed up. Sucks to have to move 2 different times, but from experience, I know how long it can take to find a house we like and I'm not willing to get any house just b/c I have to move. I wouldn't want to be in a situation where I regretted my house choice.
We're in the situation now with moving mid-school year for DS. He'll have a few months left of this school year, then a break for summer. We're not sure where we'll be - we know the city, but not if we'll be in the northern or southern part of the city. I'm sure DS will have a difficult time leaving his friends, but his class seems to change year after year (he's in second now) so it's not like he's had the same classmates for the past 3 years. Each year, and each summer, he's had to make new friends, so I'm sure he'll be ok. The biggest adjustment will just be going to a place where he won't know anyone for a playdate. I told him to wear his Minecraft shirt on the first day and his Pokemon shirt on the second day, and I'm sure he'll find friends. :)

I would speak to a realtor and see what they would list your house for and how quickly they think it will sell. I would put it on the market in March or April and see how it does. A lot of people may not want to close until school is out anyway or may be willing to let you stay a little longer.
I feel like the buying and selling of houses when relocating is the most stressful part but somehow it all works out. You will have the easiest time selling your house in the spring so I would try to plan on that and then plan on moving over the summer if you can.

We're planning to do the same in a few years. Aside from renting making the selling logistics easier, I want to really get a feel for our future area before we buy. You can only read so much about a place- we moved to our current neighborhood based on recommendations and that worked out rather poorly. Luckily we live in a "popular" area so I think we'll also sell easily and I'm happy to unload the house because there is zero chance we would ever return.
I don't know that I would move without securing a job first and I work in a rather in demand field. We're strongly considering CT. DH works in the city so we're ok there but I recently left the city for a job on LI. I would need to go back to the city (or find something in CT or Westchester but there isn't really anywhere I could work there).
So please keep us posted, I'm interested in your journey!!!!

We're not moving out of NY until DH has a job.  We'd sell the house and stay here in a temp living situation until he gets another job out of state.
I'll keep you posted for sure. I'm sure this is going to be a lengthy, stressful journey!! lol Relocation with kids isn't easy. So many things to consider!!

This! I don't know what industry your husband is in, but this is typically how it works and the particulars are usually negotiable. I'd investigate this before I'd do anything else.

We just relocated to NC! We put our house on the market at the end of July and right away got a ton of showings. At that point I knew it was going to sell fast. We went into contract in the middle of august so at that point we knew we wanted our on or about close date to be October first. I then started to apply for jobs (and rentals!)and in my interview I told them I planned to be there oct 1st as long as everything with the sale of my house went well and they were ok to wait for me if they had to and I was offered the job! So once our buyers had their loan commitment and after speaking with our lawyer we decided to move before we closed and gave the lawyer power of attorney. This way we didn't have to stress about me pushing off my start date at my new job. So we moved out of our house September 30th, spent the weekend in DC to break up out Drive and the moving truck arrived at out new place on Monday oct 3rd. and thankfully everything went smoothe with finding the rental and I started my new job October 10th. We actually didn't close on the house til October 23rd and I was beyond stressed until it actually happened! But after all said and done it went as well as it could! We are so happy we left LI and will be building a home here in the spring!!!!
ETA: DH and I work opposite shifts so we don't need much babysitting for the kids. So he waited til we got down here til he started applying for jobs just so I could get through orientation and on to night shift so we didn't have to stress about babysitting. He looked up job opportunities bbefore we moved and knew he would have no problem finding something and got multiple job offers and started working the beginning of November

Good to know. He is a Director of Electrical Engineering, not sure if there is an way for us to find out the particulars of the relocation packages until he's offered a position. They are company specific, not one standard package across his industry. But it's good to know something like this might exist, thank you for sharing.
