What % were your closing costs?
Just curious. I know they can be from 3-6% typically but I was just wondering what you actually ended up paying.
One Mortgage broker told me it rarely goes over 3% but I still want to prepare myself.

Roughly 14K

Where did you buy?? Does that have an effect?
I'm guessing how much you're paying in taxes will have an effect on your % as well...or am I totally off base?

Yes, the amount of taxes does play a role. You need to prepay some taxes at closing so it depends on when you buy and how much the taxes are.

we are putting roughly 40% down but i dont think that matters. our attorney told us that is almost always works out to 4.5% of the total purchase price of the home
