Can you tell me about the area. wheere to avoid, where is more desireable.
Parts you suggest to look and parts you do not suggest to look.
LIRR is babylon correct? How lon g is commute to penn?
How are Schools? That is the most important!
Is the area congested? Are houses close together?

we live in massapequa (in a condo) and would like to buy here also withinr the next yea. I would prefer the Park or South of Merrick on the water.
I would stay away from very east Massapequa on the boarder of Suffolk near county line. Some parts are Amityville SD so beware of that. Also, north Massapequa. I would stay south of Southern.
LIRR is the Babylon line! Commute to Penn from Massapequa is about 50 mins.
Schools are great but little diversity. Also larger than many south shore SD's. I believe about 700 per grade in the HS.
Area is just as congested as anywhere else on the island, houses are also average distance. Some parts are more "congested" than others.

We live in what used to be called North Massapequa, in a development called Viceroy Estates. It's north of the SSP. Not quite as nice as South Mass, but still very nice. We have a huge yard and no backyard neighbors - my house backs up to the Massapequa state park.
Massapequa as a whole breaks into 4 SD's: Massapequa, Farmingdale, Amityville, and Plainedge. South Mass (south of Sunrise) is the Mass SD. North Mass (north of Sunrise and SSP) are broken into the Plainedge SD and Farmingdale SD. Eastern Mass is the Amityville SD. My house is in the Farmingdale SD and I'm ok with that. Much more diverse than Mass SD, but still not terrible. I'd stay away from anything in the Amityville SD.
DH takes LIRR to Penn everyday and I think it takes him around an hour or so.

I went to Massapequa SD and there was not a single black person in my graduating class... that isn't the real world and just because the district is white doesn't make it better, half my class were coke heads, that was in 2002, my sister graduated in 2008 and there was a heroin problem in her grade, one kid died from it and the other died because he was involved in dealing, this was all while they were still in high school. Also the class sizes are too big.
That being said. Not all of East Massapequa is Amityville. West of Carmans Road is Massapequa SD and East of it is Amityville, and I believe both West and East of Carmans north of the Pathmark Shopping Center is Farmingdale SD and I think north of the SS pkwy is Plainedge but I could be wrong.

I grew up in Massapequa (Plainedge SD) and live there now. It's a great place...great school districts.
I would only avoid amityville SD..it's just not that good and would be hard for a resell. Other parts of Massapequa, you can't go wrong. It's big. I live in North Massapequa. It's safe...you have the preserves and bike trail right there which I love...it's not very diverse, which I don't like.
South of Merrick by the water will be more expensive. Any area is safe. Any questions FM.
Plainedge and Massapequa are GREAT school districts. Plainedge is smaller, but offers AP courses, college courses, sports, etc. Can't go wrong with either school. Some parts of N. Massapequa go to Farmingdale, which is also a good SD though ranked below Plainedge and Massapequa.

We didn;t buy in Massapequa, we stayed in the North Shore area, but I 'm telling you that SO MANY people I work with and are friends with absoutely LOVE Massapequa!

I grew up in Massapequa and currently live in Massapequa Park. I love it there. The schools are great and the area is safe.
Taxes are among the cheapest in Nassau (which I think is true for most properties in the Town of Oyster Bay) although there is a village tax for Massapequa Park. I also believe that the taxes in the Plainedge school district (which is North Massapequa) is a bit higher.
Just a helpful tip -- Massapequa Park has a village code about the size of the "for sale" signs in the front yard of a home for sale. The village only allows smaller signs, so it might be helpful to drive around during the day and look for some homes in that area. I remember the sign on the house we bought was so small that you could easily miss it.
My favorite area in Massapequa is Massapequa Woods -- right where I grew up.

did anyone previous to your post say black?! its about the quality of education. i would NOT send my child to amityville. personal preference. I have family that teaches in the district... they would not send their children there.

we are in mass... north mass, just south of SSP by Plainedge HS. We preferred Plainegde schools (we were also looking at Seaford or Wantagh SD's). But the taxes are a little higher in the Plainedge SD areas.
We absolutely love it there.
We have 60x100 pretty standard nassau properly size.

We moved to Massapequa almost 2 years ago. I absolutly love it! We are in the Plainedge SD which is an incredible SD. Taxes are a bit higher here (the school tax is a killer), but it's not unmanagable. There already seems to be drama brooing over SD's but the simple fact is what the PP mentioned - depending on where you live in Massapequa will depend on which of the 4 HS you will go to. There's no debate on my end which is "better", "safer", etc. You have to see for yourself what you are most comfortable with. MLSLI and Newsdays have school distrcit break downs, the population, the graduation rates, the standings. You can make that decision based on that info. I, personally, love my area and for US - PERSONALLY - (I'm not knocking anyone else's choice) we would only consider moving to Plainedge or Massapequa SD. We're a few blocks south of the southern state and it's a very friendly, beautiful community. I have terrific neighbors and we're 3 blocks from Broadway which has everything you need on it. Most property sizes around here are 60x100 or larger. Good luck and FM if you want more info!

I apologize, I have nothing against Amityville as a whole nor do I have anything against going to school with black people. In fact I encourage diversity in schools, and graduated from a very diverse class in Valley Stream. I never said anything about going to school with black people.
With that said, I suggested stearing clear of Amityville SD because I am a social worker in Amityville and am very familiar with the area and SD. I know a lot of the teachers and administration and a lot of the students. I find that the teachers seem to give up too easily on the students and simply try to push them into alternative schools (of course this is purely based on my own experience in the school with clients). I also find that the students themselves (probably a result of the staff) don't have the motivation to succeed.
Again, it's only based on my own experiences, and has nothing to do with race or color. If that were the case, I wouldn't have bought a house in the Farmingdale SD which is very diverse.

I lived in Amityville/ East Massapequa area for a little and I 100 percent agree with MrsS6510 about the school district and neighborhood .. Some parts of amityville are beautiful where other parts are not so great and its like that pretty muchin every city ..I can speak from personal experience saying that where we lived we were driving home down our block and there were kids running up and down the road blocked our car and we heard shots fired where someone shot someone in the leg.. that was enough for me to not feel safe.. So from my experience I would never recommend eastern mass/amityville area but for that reason only.. not once did anyone mention not wanting to go to school with " black people" so I have no idea where that came from.. honestly it should have nothing to do with that seems like an ignorant comment in my opinion..

We live in Massapequa Park and love it. We are a couple blocks from the town, and it's a very convienant location. It's a very safe neighborhood, and houses are within normal distance apart, I would rec Massapequa park to anyone

We absolutely love it there.
