wwyd....
we currently have a 2 br apt. Its small but it works for us. We have been looking for houses but nothing has been the "one". We stopped looking for awhile b/c of all the stress and recently started again.
We CAN afford a house...but we wouldnt have a huge amount in savings leftover ...its decent but not huge.
would you stay in the apt for a while longer and save up more or just bite the bullet and buy a house?
we were all set on moving but now talking to people its making me nervous 
eta: we pay minimal rent right now

If I were in your shoes I would keep looking for a house and hope to find one that I love. Since the 2br is fine and you're not in a rush I wouldn't settle on just any house.
Who knows how long it'll take and who knows what prices, mortgage rates, houses will be like whenever you can save more to have huge amount of savings leftover.

I wanted to point out that if you are renting it will likely benefit you to buy from a tax write off standpoint if you can afford to

Yep, keep saving & keep looking.
When we found our house we weren't seriously looking and BAM, couldn't let it go.

keep looking for the PERFECT home, and in the meantime, keep saving. That's what we did, we looked on and off for 3 years, until we found our dream home, and we LOVE it! Good luck.
