I actually brought this up to dh, but it was a five second conversation. We know that our home is a long term investment for us all, and we would be doing ourselves more harm than good in selling.

That's a tough call. You have to do what is best for you and your family. No matter what advice people will or can give you, the bottom line is you have to do what will work for you and DH. You have to decide what is going to make you the happiest.
Seek all your options first before selling your house or even considering it. Lay everything out on the table first. Most importantly think it through more than once.

I been thinking about buying a house. I know it is better then renting where we are now. I cant wait to move out to get into my own house.

No I wouldn't. I want a house for the kids so that they have a backyard to play in and plenty of room in the house. To me going to an apartment would only be a temporary solution because what do you do when the next child comes along? But then again I am thinking as person who lives on LI and to rent a 2 bedroom would cost almost as much as my mortgage.

actually this has been a topic for us at the moment ~ we were inquiring on selling our house but cannot do anything until the market changes... i would sell and do something less (we want to move off of LI) in order for me to stay home this is very important to me and i really don't want to do daycare... I would love to not have a mortgage payment, but i love the idea of my kids growing up in the same place... the same house.

Therefore, i would not consider it.

I would personally not do this. For one thing rent on LI isn't cheap - and with a mortgage you get tax benefits and with a child you get dependent tax benefits. I think in the end that equals out. Also, GFB you ever REALLY need money - you have a house - therefore, you have equity. Real estate in this area really isn't a losing proposition. The benefits of owning a home outweigh the costs. That's how I see it anyway. If anything I'm more open to moving (pending DH got a spectacular job - and I'm not talking a lateral move - it would have to be seriously promotion), but exactly where - we aren't sure. Our biz doesn't have cost of living increases so you make here what you make everywhere else.

Personally no I wouldn't. DH and I always wanted a house before we had children. It is important to us to have a big backyard for the kids to play. I would love to have the best of both worlds but both DH and I grew up in apartments and we prefer our children to grow up in a home. Everyone has their own opinion on this and you should definitely do what is best for you. Chat Icon

the previous post made me wonder if you were planning to rent or buy the apt. if you were renting then i wouldnt do it but if buying my original thoguht is the same. GL whatever you do.

For me no way, space, yard, room for kiddies to grow and make all the noise they want. Plus the house is a good investment, renting most of the time is not worth it financially.

It sounds sooo tempting to say goodbye to our ginormous mortgage payment and to stay home in lieu of daycare, but I don't think I could give up the investment we made, the yard for the kids and the dog, the extremely close proximity to DH's job (he walks to work), etc. I would much prefer to stay home, but I can't imagine selling the house to do it.

No, I would never give up the investment we have in our house. Of course if we were in the position where there would be no way for us to afford it, we would have to consider it. Could you find a P/T job that would help you keep the house as a compromise?

Maybe would consider a smaller house, but not to rent!

We rent now, only because we are still searching for the home we love, with a mortgage we love.

Whie I would LOVE to stay at home .... I was crying this past weekend because I feel like such a bad mommy because I am not setting up the nursery I dream of. I would not trade being in a home to rent. Not worth it in my opinion!

I guess we could downsize, but by the time you pay movers, re-paint, buy new furniture, fix what needs fixing, etc, I am not sure it would pay... I was thinking about eliminating our mortgage altogether.

No. Not for us.

We very recently had to make the decision to buy his parents house (at a very affordable price mind you) & it needs TONS of work.

Staying here means I have to continue work full time & have childcare.

If we left & rented.....I could work 4 days so at least we'd save $$$$ still.

BUT......the benefits of raising our family in the same town we both grew up in, in home we are rebuilding & making our own, far outway the other stuff. Will I miss being home with my child? Sure I willChat Icon Chat Icon .....but when we have a 2nd and a 3rd........we will have room for them!!

That is why I wouldn't do those things. As AP said I would downsize and take improvements slowly. You can paint for $100 if you don't buy BM paint(I think Consumer Reports rated one of Home Depot's paints equally. Thatw ould give you about 5 yrs until your child is in school to fix up or whatever

I think it depends on how much you bought your house for how much you could sell it. If you are making a lot of money than you can take your downpayment and keep it in savings and then just buy when you are ready.

for me that would never be an option. DH and i insisted that we own a home before having children. we are building equity and have the space to have several kids. although going back to work doesn't thrill me, neither does the thought of going to an apartment from my house.

I would speak to an accountant. Since your house payment is probably almost a complete tax deduction. You might not really save in the long run. Are there other things you can give up like : eating out, movies, some clothes, etc? This way maybe you can just work part time. Its a hard call.
