ouchies that's a tough one
i suppose you could ask them to do the conversion and pay the difference, but i wouldn't rely on it
is not having gas a deal breaker for you? could you just deal with the oil and then replace it yourself later on?
also, how long will this delay your process?

wow I am shocked the sellers allowed an oil test to be honest and now that it is there they have to report it and remedy it or face some major fines and expenses!!! from what I read this could cost them a lot of money. What did they say they would do?

If you really love the home, I wouldn't walk away. If you can't manage a gas conversion right away, you could always get an outdoor above-ground tank in the meantime. It avoids the problems of an indoor tank, and the expense of a conversion.

i think you'd have a better shot at a conversion if there is gas in the house. if they have to run a line from the street (if there is even gas in the street) it could get really $$$$ depending on how far back your house sits on the lot.
We closed on our house in December and used our first tax return (we got the 8500 first time home buyers credit, i'm not sure if they're still doing that) to convert our oil burner to gas. I can't remember what the actual cost of the whole thing was but i'm pretty sure we bought the boiler and hot water tank through National Grid..i *think* the boiler we got was ~$700
I guess it wouldn't hurt to ask if they're motivated sellers, what did your REA suggest?

I've already called National Grid and there is already a line in the house but it needs to be replaced. Since the outside gas line is less then 100ft away it wouldn't cost anything to run it back into the house. We were working with the sellers realtor but now everything is going through the lawyers.

Me either--I said that from the beginning!
Will they agree to fix it?? It can honestly cost tens of thousands of dollars. Or since the test was done does it legally HAVE to be reported to the county?

Yes, it has to be reported. If the company who did the test finds those results and does not report it, they themselves run the risk of some severe penalties!
