I totally would lock at that rate!!!!

We closed in June - got 4.875%. A friend of mine closed last month - she got 4.25%...so I definitely think you should go for 4%. I'm jealous!!

I would, but you could probably get a lower than 4% with a 15 year.

Definitely! I locked in at 5% in May and that was with paying it down. Luckily, it dropped shortly after that and I thinkI got 4.75%

Are you sure you can't get lower? We just refinanced to a 15-yr mortgage to 3.125%.

I think that sounds like a good rate. We are currently locked at 3.85% but for a 10 year.

A 15 year mortgage typically is about .75 to a percentage lower than a 30 year. So you really can't base a good deal on that.

My broker has been advertising 3.875% and 4.000 percent for the last week. So the OP's deal is pretty much a standard good deal.
