would you / have you
put an offer on a house only having seen it online? (granted, virtual tour, 40+ pictures and 360 degree view?)
we are debating it. we found yet another home that we love and we cant get in to see it before the end of the week so we are debating putting in an offer (probably full asking - its priced really well) but we are worried it is going to move, fast.
will the sellers think we are nuts

a good agent would never allow a seller to accept an offer with out the buyer seeing the house-
and honestly- MLS pics LIE- I just showed a house where the agent photoshopped a water tower out of the backyard

Personally, I would NEVER do that.
Professionally, I would not advise a customer to do that unless there were extreme circumstances (such as the buyers lived thousands of miles away and needed to find a house asap). To me, the pictures can often be deceiving and there is NO substitute for seeing a house in person and taking it all in. It's hard to get a sense of layout and size of the rooms from the pictures.
Also, agents always put pictures in of the best features. There is no way that 40 photos show everything you need to see to evaluate a house! If there is a TINY bedroom or a really dated bath or an area of the house that is a disaster, no worthwhile agent is going to include pictues of it. The listing agent's job is to market the seller's home, and that includes posting photos that are designed to generate the most interest and drive the most buyer traffic through the doors.
This sounds kind of cliche, but I also think you get a "feel" for a house when you walk in, and I know for me, the house I bought just "felt" right when I saw it. And I've seen my customers get that same feeling. It's just an intangible thing that you can't get from photos.
You do run the risk that the sellers don't take your offer seriously and think you may withdraw it once you see the house. Obviously, no ones really locked in until contracts are signed, but generally, when I present an offer for my buyers, I try to convey to the seller how serious my buyers are, they are ready to move quickly, etc., to try to get the sellers to be somewhat committed to the deal (at least psychologically) as well from the outset. Your offer will be more attractive, in my view, and you can probably get a better deal, if you wait until you see the house.
Why can't you get in to see it until the end of the week? Is it because the sellers aren't allowing showings? If so, there doesn't seem to be much risk of anyone else getitng in there and making an offer before you.

No way, never, absolutely not. Some houses we see on mls we think are perfect then go and there could be 2 million things not right with it.
This is a house!
Huge purchase! You need to see in person.

Never! Rooms look so different online than IRL. They may be much smaller than you think.
I would never put an offer before seeing a house in person, get to see the flow/layout myself, get a feel for the house, the yard.
It's really hard to see a pic (or pics) and visualize what it really is.

i honestly didnt think it was such an "insane" thought, its an offer - not contract. really, no risk. you arent locked into anything

I completely understand your thought process. I know how fast nice houses in the right price range move off the market. It was so frustrating.

exactly. we have been burned 3 times already, too late to the table  i guess we are just anxious. i am actually trying to get in to see it tonight

I agree with this. We went this weekend to look at an apartment and the complex and area looked gorgeous on their website. We were really turned off by our visit and have almost definitely ruled out not only the building but the area!
We feel in love with another apartment based on their online listing and research about the area but are going this weekend or next to view it... and this is only for a one year commitment.

of course we would see it - we would never go to contract without seeing it ... maybe i didnt explain clearly.
we were considering putting in an offer to let the sellers know we are serious and to consider us before we can get there (this weekend) its a binder - not contract.
the masses have spoken we arent doing that. im trying to get in to see it tonight  thanks everyone

No way! I have seen homes that look really nice on the MLS pics, but in person are a lot shabbier (worn floors, chipping paint, burned granite, missing moldings). You need to see it!
