Thank you for all your responses. My sister (who I mentioned in another thread) is looking at and seriously torn between 2 houses. One on the water and one near me.
Where are the two properties located?
The one house (on the water) is in West Islip (Magoun Landing) and the other (larger land) is near me in Brookville.
If the home in West Islip is not bayfront, only canal front...I'd choose the home near Brookville. I'm not partial to canal front/riverfront...I'd only go with Soundfront, Bayfront, or Oceanfront;

The house is on the bay =) And I have to say that the views are breathtaking. Only two things that have her torn are 1) West Islip is quite a bit away from me and none of us are familiar with the area (the latter isn't really a big deal) and the fact that she wouldn't have a large sized lot (like she would get if she chose the property near me).

I think I would choose the Brookville location just for the value in the zip code alone. They're significantly different locations.

That's a really hard decision. I happen to love the west islip area, my uncle lives on Shadybrook Lane over there and it's really beautiful. My parents were looking to buy another house in Brookville and that area is amazing as well, I fell in love a few of them in that area....it's also close to the Cider Mill, so that's another plus . It's a tough one.

Outside of the Muttontown factor, I would take the house on the water. I need a place to put my sailboat.
There are limited number of houses on the water on LI. There are more properties with 1-2 acre lots.

I know. it's VERY difficult!
I believe the lot is a little under 2 acres but don't quote me on that because I do not know for sure. I do know that it's more than an acre though.

agreed. I think that the water front is not exactly what one thinks of when you say "waterfront property". I also think she should look into the two different neighborhoods. Both have their pluses and minuses.

I've always wanted to live on the water so I'd choose that. DH grew up on a massive amount of land so he'd prefer a larger piece of property.

The only reason why I would not want a house exactly on the water is all of the bad flooding we have been having lately. I have lived on the water a couple of times in different houses/apartments, and each place flooded at least once a year. When I lived in Harbour Green, the flooding was so bad that my land lady had to have the whole foundation re-done

They're two totally different towns/areas and I'm only basing it on the information you've provided. Just b/c it's waterfront doesn't mean it has more value. The location plays a big part (as does the location of the home in Brookville...like if it's on a main road, etc.)
Just look at the average home price for each zip (these are from Realtor.com, so I don't know how accurate they are, but it gives you an idea): 11545 - BROOKVILLE/GLEN HEAD @ $1,820,544.87 11548 - BROOKVILLE/GREENVALE @ $777,170.00 11795 - WEST ISLIP @ $576,390.25
11795/W. Islip homes start @ $269,900 with the highest being $4,350,000 (which is kind of absurd for that location and home.)
11548/Greenvale homes start @ $499,000 with the highest being $1,499,000
11545/Glen Head homes start @ $425,000 with the highest being $12,900,000
Then there's the school districts...have they done a comparison?

I see what you're saying. You're really talking about the whole "wow" factor of saying you live in Brookville over saying you live in West Islip. Am I right? I guess you don't think very fondly of West Islip?
I live in Brookville and I'm in the Jericho School district so we/she knows that school district is good and based on what I've read here and she's gathered from her findings, she's gotten all good reports about West Islip. In her case, it's really between whether she wants to go with the property on the water or the one not on the water but with more land. That's it really. I appreciate all your input!

No, I'm not looking at it as the "wow" factor, but more of long-term value/appreciation.
Unfortunately, there are so many more factors involved than just "waterfront" or "more land"...in my mind anyway.

Water We have a decent sized property now down the block from the water but it is in our future to own a home on the water. We own a boat and it would be a pleasure to not have to trailer it every time we want to use it.
