I would NEVER EVER buy a house without a basement again.
Lesson learned.
You don't know what a difference it actually makes.

I vote the house with the basement

You can make the house bigger but you can NOT change your location.

Unless we are talking 5 bed/4 bath vs 3bed/1bath, I would take the house in a better school district.

..but the school might not actually be "better". I would call and ask how many self contained classrooms and inclusion classrooms they have in the "7" school. Or just ask how many students with IEPS. Not even sure they will tell you that though. Then call the "good one" and ask how many they have. If it's uneven, then there's your answer.

That school ratings thing is BS.
Look at the HS they'll attend. What percentage of the graduates go on to 4 year schools? What % of the HS seniors graduate.
That one.

I would not choose a house solely because of the difference in ratings, especially if both schools are in the same district. As other posters have said, the number of special education students in a school and the number of opt outs can effect the ratings a great deal.

Instead of looking online at a school's rating (which are usually flawed anyhow), i would look at each school's report card (which has factual data) and compare the two. If all middle schools feed into the high school, then i dont think either house makes a difference but if its a difference between high schools, then the better district.

I feel like you can't go wrong either way, but I would probably end up with option A.

Since it is in the same district and kids will end up in the same high school, I say bigger house. If we were talking different district/ high school, smaller house in the better district.

When looking for our house a basement was a MUST have! Then when looking at school districts we focused on high schools. Since option A has no basement and they both go to the same high school then I would choose B without question.

In this scenario a larger home. I wouldn't ride or die with your elementary school placement- look at smithtown, sachem, etc. they are closing schools and shuffling kids.

I agree. They could decide to re district and you could end up in another elementary school altogether. Go for the house that better suits your needs...I have 3 kids in a 3 bedroom and as they get older, we are so grateful for our basement and den.

B if it's a good school district the difference in elementary schools is probably minimal.
Edited to add i also wouldn't use greatschools ratings as a determining factor. The elementary schools in my district are similar and they have different ratings.

Those ratings change every year. I would never base my decision on a factor that changes annually. I would definitely go for more space.

Just a little perspective, SIL bought her home when she got pregnant. Was deciding between 2 different districts (not exactly the same as your scenario) but went with the better district. Kids are finally school age and the other district now has a better rating and she's upset about it. Probably won't even make a difference in her kids lives, both are good districts.

The bigger house, especially since the two options are in the same SD.

Do they go to the same high school? If not, are the high schools rated differently?

Personally, if the high schools are equal, I would go with the house with more space. You will need it. I love our basement, all the toys are down there and later it will be their hang out area. TBH, I didn't get too hung up on elementary school ratings. The lesser of the schools you mentioned certainly doesn't have a bad rating.

This.
