Update 1/7/08:

Ok, so she counter offered and it's close to our figure! Chat Icon I am SO SCARED, excited, and nervous. I don't know what to do. On the one hand, it has so much charm. I could see living in it. It doesn't need much work to move in and what it does need is totally doable. However, it's small- 2 bedrooms and 1 bath. We would have the basement, which spans the whole length of the house. My dad and DH could finish it. So it does double our living space from 990 sq. ft upstairs to 1980 sq. ft. I guess I always envisioned something bigger but it does have charm. I'm rambling because I am scared. I've never been so scared in my life- not even when marrying DH! Anyone else feel this way- have second thoughts?

Here is a picture of the dining room (she has it cluttered beyond belief)

View into the kitchen- needs work but isn't terrible. DH and my father could seal up the other entrance and we could put counters all the way around

It is completely normal to be scared...I was pertrified. It is a huge investment!

We came face to face with people one day who also put a bid on our house..We were just finishing up looking at the house and they were just coming in...I got physically ill when I got homeChat Icon

If this house had one more bedroom, it would be perfect. I guess I always pictured buying a 3 bedroom off the bat. However, we just can't swing it financially. I am not willing to be house poor, especially since we're TTC and realistically could have multiples. We debated moving to Nassau/Suffolk but we both work in Brooklyn and have to drive. We couldn't drive in together so even though we would get more house and save a little $$, we would have a longer commute, wear & tear and have higher gasoline bills. We are also right across the street from a really nice park so our kids could go play there.

it is normal to be nervous about buying a house & making sure it is "right" for you. Remember that right now this house is going to work for you. Is there a possiblity that if you finished the basement, you could make a smaller bedroom down there???

Also, I think this is a great attitude to have. Buying a smaller house below our budget allows us to funnel money elsewhere. It makes a big difference to us and we're not TTC!

Don't worry, if it works out, it will for a reason. It sounds like it has a lot of potential. Chat Icon

Congratulations!

Buying a house is definitely scary!!!

It's definitely smart not to be house poor - we bought a home at the bottom of our price range so we wouldn't have to make drastic changes to our lifestyle.

If the home is in a desirable location I would say go for it - it seems that you have put a lot of thought into it - especially with using the basement to add more space.

good luck and don't worry.

start watching Hidden Potential on HGTV and you won't be disappointed for long.

that whole basement could be made into sleeping quarters, and the first level could potentially be opened up and expend your living area all the more.

Good luck Hollie and try not to worry about 2 bedrooms - like you said, it's double your current living space and what you can afford now. Update 1/8/08

We're going to do another walk through again Thursday evening. We contacted the realtor to ask if we could do another walk through and she called back within 5 minutes! So Thursday it is. LIHP is also shopping for mortgages for us. So... if all goes well... I think this will be our house! Keep your fingers crossed. Thanks for all of your comments and suggestions! If we get it, we will definitely finish the basement and create a few rooms down there.

The basement situation is great. My first house (1st marriage) was only 2 bedrms)....the key is you'll own a place to call your own!
