Could be something that was added on to the house that does not have a CO.

Before we closed we had 6 title issues that needed to be cleared. I think it is pretty common to have some kind of problem with them.

We had an issue because my neighbor's fence encroaches on our property in the back corner by a foot. My neighbor just had to sign an affedavit before we closed that they were aware of it and if we ever asked them to, they would have to take it down and fix it. It was a quick fix so don't worry about anything yet. Hopefully it will be an easy fix!!

Could be a boundary line issue, a judgment or lien against the property, lien against the seller, an ancient mortgage....ask your attorney - the list is endless, however, usually curable :)
