i would talk to them. i know some people that had an issue where they had to limit laundry usage because the dry well would overflow. I'd hate to see you have the same issues because of excessive laundry.

I also happen to know someone that really wanted to "stick it" to his landlords before he moved out. His rent incl utilities. He'd leave every appliance he owned plugged in, run the washer/dryer empty, turn the A/C up full blast and open the windows, etc. Could you potentially have that kind of situation happening?

we are two people and we do about 6-8 loads of laundry a day. due to both our jobs clothes MUSt be washed.

and not for nothing the top /bottom washer dryers are smaller than usual

i don't know...if I'm paying the bills, I'm making the rules...or the adjustments to the rules, if I feel I am being taken advantage of after still speaking to them.

They can take me to court..no biggie. No judge would rule in favor of disrespectful tenants, contract or not. Especially if they see your water or heating bill or electric bill steadily increase.

I would never be bullied or intimated by a tenant. Not in a million years. Not under my roof.

Put everything in writing, including a request for them to perhaps cut back.

The bottom line is what really was in the agreement. Is there a signed lease where utilities are included or is it a casual agreement? Has the electric/water bill increased? OP did not say. Is the rent enough to cover what they are using?

If they have a contract to abide by you might not be able to limit what they use.

If it's a casual agreement you may able to change it and ask to split utilities.

All I know is it's nobody's business how I do my laundry

I would normally agree, but let's say you just rented out an apt in your basement, for example. You were going to use it for extra cash or to help pay your mortgage. You decided that utilities were included (but you figured it would be within reason)

You have 2 tenants and you notice the washer/dryer running constantly. Then, your bills start to increase steadily...and now, your LIPA bill is huge. In fact, it's so big, that a good percent of the rent is going towards the utilities. Wouldn't you want to say something?

I think I would say something. The whole world is going "green" right now! Maybe phrase it like you're trying to conserve resources for the good of the world type thing instead of trying to keep your bills down - i don't see how anyone could argue against that, unless it is truly absolutely necessary that they do that much laundry.

Thank you all for your thoughts and opinions.. Yes ALL my bills have gone up. This last month my water bill alone was more than it ever has been in years.

Yes all utilites are included in the rent. And I never had an agreement with them on how much wash they can do-- I never thought that it would be an issue. I just feel that they are taking total advantage and when I see them I will dicuss this with them. 30 loads a week is just insanefor 2 people.

I am a family of 3 and I do 3-4 loads a WEEK not day

I think it was an obvious oversight that the OP did not see coming. She was basing laundry based on her needs not what the tenant was going to do.
