San Remo is an are in KP that is north of 25A. My understanding is that it started YEARS ago as bungalows for those wishing to be close to the water/beach...kinda a vacation home. With that you can notice that alot of the homes are smaller (although many have been expanded) they tend to be on smaller properties and closer together.
It is in KP SD.

Yes, San Remo is not a separate town but an area of Kings Park. Same zipcode and post office as Kings Park, it is the KP school district. People that live in San Remo, say they are from Kings Park.
Im from KP and when we move back its my #1 area to check out. I love that all the houses arent matchy matchy.
San Remo used to be an Italian summer community, hence all the little cottages and bungalows. It started when at the turn of the century if you got a subscription to a local brooklyn paper, you got a parcel of land with your paid subscription/
Downsides, it smells at low-tide since its built along the Nissequoge river and that its very hilly and not really "going for a walk" friendly.
Other than that its a beautiful area, very standard middle class.

When we were looking in this area years ago, someone on LIF who lives in the area said mosquitos are also something to consider.
I have a friend in Kings Park and really like the area, and San Remo is very pretty.

No the river rarely, if ever floods and is at the lowest point of the area. Its a really hilly area so most of the homes are far above the water level.
The new construction, which was built, roughly 5-7 years ago (I think) is no where near the river and would not be affected by it at all.

I agree! I grew up in Kings Park My ILs live in San Remo and I hate how the roads are so narrow, hilly, and the houses are so close to eachother. Most of the houses have small property too, like under 0.25acres. You should check out the Twin Oaks area, or Fort Salonga.

This is the area I grew up in (Charter Oaks), you would be correct, there is no new construction, houses were all built in the mid 70s.

That's right.
ANother newer part of Kings Park is the area off Old Northport Rd. The blocks are Gingerbread, Enchanted Forest, Tony, Springbriar. This is all KP but Smithtown schools. In addition, there is a development right off Meadow rd, the blocks are Pasture, Knob Hill, Wildflower which is also KP but mainly Smithtown schools.

I lived in San Remo years ago. We didn't have a bungalow but a starter ranch. Never had a problem with flooding. Mosquitos are annoying in the summer. Neighbors were wonderful. The property was about .25, but due to the hills our backyard was very private. It is very quiet there. Really not walking distance to anything since they closed the deli on St. Johnland a while ago (don't know if anyone has reopened it). It is a bit of a ride to get anywhere but Waldbaum's. Very family friendly area (if it hasn't changed since I lived there). It's a nice area but I wouldn't live there again - I need to be closer to stores, highways, etc.

According to some people, I live in San Remo. According to others, I do not. I live in the area just north of 25A where the streets are alphabetical and named after or refer to trees. I grew up in KP but closer to Fort Salonga, and I actually did not consider where I live now San Remo - I considered San Remo to start where the "Welcome to San Remo" sign is or being north of St. Johnland Road.
With all of that said, I actually love the area I consider to be San Remo because of it's proximity to the river and the park down there. Many houses have winter water views as well.
If you are looking for new construction, in the alphabetical/trees section I mentioned they are building many new homes on Birch. I also know they are putting in very large new homes on Berg Avenue which is closer to the Sunken Meadow Parkway. The houses they put in where the old St. Anthony's used to be are very nice and new, but I personally think have small yards in comparison to the home size.

My DH grew up in KP and felt teh same way when we were house hunting.
I think .5 acre might be harder in KP and there is limited new construction. I live near the gingerbread area and they have some nice newer homes and larger properties but also have 16K taxes. Fort Salonga has large properties and I know in the Northport SD the taxes are more affordable esp considering the properties are generally around 1 acre.

That was the one thing that really bothered me about the area - having to travel just to go to the supermarket or store. CVS is useful to have nearby though. The pizza place sounds convenient too.

My husband knows that area very well and I can ask him. We looked at a piece of property to build on there but it just didn't make sense for us at the time. It wasn't through a builder or anything like that. Then we looked at some other homes in the area and like some people have said, there was not a lot of property, or if there was, the property had weird slopes. Still in all, it is such a gorgeous, nice area if you can find the right house in the right spot.

You live about 3 seconds away from me 
Jaime we got a total bargain on our house and it's on .25 acre which is normal for our area. I love the area I live in (Boxwood Section, just north of 25A off Lawrence). No new construction but the homes are all a good size and most have very large yards.
