I realize he's pretty advanced in his speech - I also realize my next child may not be this way ........Every kid is different, and we all have different things to be be proud of and 'brag' about

As a mom whose child was speech delayed I saw first hand what other kids his age were saying so I knew they were not exaggerating.
Now, I look at Tyler (who is advanced IMO ) I can't believe half the things he does or says at this age.
So, I think that all children develop differently and at their own pace. One thing I do know for sure is that they all get there eventually.

DD is 3 and speaks very well. And has for a least the last year.

No, I've never exaggerated my daughter's speech. And I used to really, really resent it when someone would act like I did. It IS possible for a child to have very advanced speech. My daughter is a prime example. But where the problem seems to lie around these parts is, just because my child had advanced speech doesn't mean that someone else's child isn't progressing at a normal rate. People tend to take things way too personally And this is not directed to the OP, just in general, that's always been the feeling here to me.

No. And I don't consider my kids to be advanced either. At 22 months they say a lot of single words, many of which only I can understand. They are just starting to put two words together. I think they are average, and I have no issues with that. I also think DD is developing faster in the verbal area than DS, and I also think that is normal for girls vs. boys. Sometimes I think "wow, some kids on here are so much more advanced than mine," but then I just let it go and know that they will develop at their own pace.

I personally never exaggerate (although I do have a "family member" who does ). I do recall though that at 20 months my DD said to a room full of relatives " Look at me mommy...I am playing the tambourine!". I kid you not - she has always been very verbal - like her mommy
Truthfully, I think they all even out soon enough. My brother and I were both incredibly advanced speakers early on. I turned out to be a great student and my brother was a terrible student. So I really do not think it means anything either way.
