So......what should I expect at the inspection tomorrow?

Is there anything I should ask the inspector or be prepared for when he comes to inspect the house we're buying?

When we had ours, the inspector told us to let him do his thing & if he saw concerns he would come & discuss with us. For the most part, we left him alone unless we had a question about something we saw. We took measurements while we were there. Once it was done with, the inspector grabbed us for about 10 minutes outside to just discuss some things & told us we would have his full report within 2 days....

Thanks. About how long did it take? I mean, I know it will vary but just for a guesstimate.

ours was about 2 hours long....Our house was empty since it was a contractor sale...Not sure if that had a factor...

I pretty much agree with everything Kristin said. Plus, the inspector can try and guesstimate how much a repair can be if there is anything major wrong with the house. It gives you negotiating room.

Ours took around 3 hours and we had his report by email then next day with a hard copy follow-up.

Ours took approximately 2 hours - he walked through the house with us and pointed out everything to us - from a crack in the wall to the heating system, etc. I remember taking notes while he was talking - but I was getting so much information at once and it was hard to remember everything. . . the written report is very important and comes a day or two later.

We bought an antique home, built in 1900. Our home inspector was great. We both walked around the house with the insepctor and were able to ask questions adn point out things that we were concerned about and he explained everythign to us. I suggest you try to do a walk through of the house befor eyou have the insepction and write down anything that you see that you are concerned about and any questions you many have to have the insepctor look at an explain to you.

Our insepction took 5 hours, but I knwo that is a little longer than average because it was a ery large and old home and the inspector was EXTREMELY thourough.

Our inspection took about 2 1/2 hours. The inspectors first inspected by themselves. Then they walked us through the entire house and discussed the concerns they found. I was very impressed with how thorough they were. Our inspection was on a Friday and on Monday morning, we had a report faxed to us. By Wednesday, we had a bound copy of our report.

Our inspection took about 2.5 hours also. I made sure to ask ALL my questions about the house during the inspection. For example, I knew nothing about CAC b/c I've never had it so the inspector went over typical repairs and expenses, life expectancy of the unit, etc. Good luck. Hope it goes well!
